Job Summary:

A broker in charge/ real estate agent, is a licensed professional who guides clients through the process of buying or selling properties, utilizing market knowledge to evaluate properties, negotiate prices, and ensure a smooth transaction while providing excellent customer service throughout the process. The BIC is expected to actively pursue leads both inside and outside the Hound Ears community, with the goal of steadily shifting focus to become a trusted expert and primary point of contact for real estate within the community.

Key Responsibilities:

1. Keep HERE firm in compliance with NC Real Estate Commission licensing Rules and Regulations, Record retention, annual application, and fee. Reference the BIC Best Practices Guide supplied by the NCREC (attached).

2. Oversee all broker activities and Brokers that are affiliated with HERE firm.

3. Reach out to Hound Ears Community homeowners, promoting the use of HERE when they are interested in selling. (Listing properties)

4. Work with Buyer that are interested in the community and promoting the use of HERE as Buyer agency. (Buyer representation)

5. Follow up on all Real Estate leads.

6. Oversee and facilitate all HERE Real Estate marketing for the community.

7. Maintain records and give updates to the Real Estate Committee regarding what is for sale within the community.

8. Maintain records of Club owned property within the community.

9. Prepare monthly HERE reports for HEC Board meetings.

10. Work with the HEC Real Estate committee, making recommendations to the HEC Board concerning policy and procedures that pertain to Real Estate activity in the community.

11. Review sale contracts submitted to HEC concerning the first right of refusal consideration. Make a recommendation to the Board to purchase or grant Resale Waivers.

12. Work with the CFO and create the HERE annual budget.

Qualifications

Qualifications:

  • Education: Must have BIC license or be BIC eligible.
  • Skills: Ability to multitask, strong attention to detail, effective problem-solving skills, and excellent verbal communication abilities.
  • Personality: Positive, reliable, and customer service oriented.
  • Attributes: Strong time management, prioritization skills, and the ability to manage multiple projects with minimal oversight. Must be focused, driven, and capable of managing people effectively.
