JOB SUMMARY:
Providing hands-on maintenance and support to community operations. Executing the preventative maintenance program, completing equipment repairs and maintenance, assisting with operational projects, minor building repairs, and emergency response.
ESSENTIAL FUNCTIONS:
- Showing care and concern for our residents through timely follow-up and meticulous completion of their apartment service tickets.
- Resolving maintenance issues in the area of HVAC, electrical, plumbing and appliance repair.
- Managing the make-ready and apartment turnover process with attention to detail and timeliness so apartments can be leased, and new residents can move in.
- Preserving the value of the building by consistently executing preventative maintenance programs.
- Preserving the beauty of the building and the safety of the community through general upkeep and cleanliness, snow removal, and grounds maintenance.
- Sustaining peak efficiency operation levels for all property components.
- Adhering to applicable building, county, and safety codes/standards while running an accident-free operation.
- Ensuring completion of annual building systems inspections required by the jurisdiction.
- Performs routine and extensive preventative maintenance and repair procedures on buildings, mechanical equipment, and utility systems.
- Performs minor and major repairs of all buildings and equipment utilizing written work orders.
- Responsible for recording, tracking and completing Yardi work orders on common areas and within residential units within established completion timelines.
- Responds to emergency maintenance requests as required.
- Assists with the renovation/remodeling of buildings; repairs plaster and drywall; paints building structures.
- Be capable of following diagrams, manuals, manufacturer’s instructions, and engineering specifications. Troubleshoots malfunctions and complies with regulatory standards on wiring.
- Work with third-party contractors/vendors engaged in operating and maintaining properties.
- Effectively communicate with residents and follow up.

- Must be able to perform extensive standing, driving, walking, and climbing.

EXPECTED HOURS OF WORK:
The employee will be expected to be at work during the posted office hours and as scheduled.
WORKING CONDITIONS:
The Maintenance Technician will primarily work in and around residential facilities, including apartment complexes, community centers, common areas, and building exteriors. Work is performed both indoors and outdoors and may involve exposure to various weather conditions, including heat, cold, rain, and wind.
Technicians may be exposed to dust, dirt, odors, fumes, cleaning agents, and other substances related to maintenance. Work environments may involve noise from tools, machinery, and equipment commonly used in construction and repair tasks.
This role may require:
- Working in confined spaces (e.g., crawl spaces, attics, and utility rooms)
- Climbing ladders, working at heights, or on rooftops
- Exposure to electrical components, plumbing, and HVAC systems
- Responding to after-hours emergency calls, including weekends and holidays, on a rotating or on-call basis
- Frequent travel within the property or between nearby sites using a company or personal vehicle
The position requires adherence to all safety protocols, personal protective equipment (PPE) use, and compliance with OSHA and company-specific safety procedures.
