Job Overview

As a Community Manager, you will administer and oversee all phases of community operations, including personnel management, maintenance, marketing, and resident relations. This role is essential for maintaining a high standard of service, ensuring operational efficiency, and fostering a welcoming environment for residents.

Key Responsibilities

  • Hire, train, evaluate, and supervise all on-site employees.
  • Provide coaching and guidance to staff, recommending promotions and conducting performance reviews.
  • Handle disciplinary actions, including terminations, and communicate with the Regional Manager and HR as needed.
  • Coordinate leasing and marketing efforts, ensuring that leasing targets are met.
  • Analyze market conditions and recommend pricing strategies for rent and renewals.
  • Develop and implement resident retention and renewal programs.
  • Approve and manage all resident applications, renewals, and rent increase recommendations.
  • Maintain financial oversight, including the community budget and approval of invoices.
  • Ensure compliance with company policies, Fair Housing laws, and state landlord-tenant laws.
  • Monitor maintenance activities to ensure service requests and preventive maintenance are being completed on time.
  • Participate in community events and maintain positive relations with residents.
  • Prepare daily, weekly, and monthly reports and provide recommendations to the Regional Manager.

Qualifications

Qualifications

  • High school diploma or equivalent required; college degree or related coursework preferred.
  • Minimum of 2 years of experience in residential or commercial property management, including supervisory responsibilities.
  • Strong leadership, communication, organizational, and customer service skills.
  • Experience in sales, multi-family properties, marketing, and budgeting preferred.
  • Proficient in Microsoft Word, Excel, and property management software.
  • Valid driver’s license and good driving record with auto insurance required.

Physical Requirements

  • Ability to interpret and communicate written and verbal instructions clearly and quickly.

  • Ability to organize office systems, adjust, connect, lift, pull, push, bend, or fold to manage records and materials.

  • Ability to lift, push, pull, or carry up to 15 pounds for distributing documents, supplies, etc.

Work Environment

  • Office environment and residential property.
