JOB SUMMARY
Plans, organizes, develops, and directs the overall operation of the Maintenance Department in accordance with current federal, state and local regulations governing our nursing center, and as may be directed by the Administrator, to provide that our nursing center is maintained in a safe and comfortable manner.

LICENSURE/CERTIFICATION/EDUCATION REQUIREMENTS
A minimum of a H.S. diploma or its equivalent preferred.

OTHER TRAINING, SKILLS, AND EXPERIENCE REQUIREMENTS
Two- (2) year(s) experience in a supervisory capacity in a maintenance/plant related position. Knowledgeable of boilers, compressors, generators, etc., as well as other various mechanical, electrical and plumbing systems. Ability to read and interpret blueprints. Knowledgeable in building codes and safety regulations.

ESSENTIAL SKILL/KNOWLEDGE FUNCTIONS
- Build various structures for the use of the patients, e.g., benches, flower boxes, and other carpentry work requiring the use of various material (wood, plaster, cement, nails, etc.).
- Perform general maintenance, plumbing repair, replacing and unclogging hair traps, unplugging toilets, repairing washers and dryers, replacing broken pipes/water lines etc.
- Maintain and replace electrical outlets and light bulbs, and to rewire or replace wiring in various equipment used by the center.
- Remove furniture and clothing from rooms no longer occupied, or assist in the moving of patient's belongings e.g. furniture etc. to another room.
- Paint interior or exterior of center. Also may include wallpapering.
- Install and check batteries of smoke alarms.
- Assist in fire drills. Also check extinguishers and assist fire marshall with inspection.
- Replace damaged windows.
- Assist in the construction of any additions to the center.
- Comply with established budget restraints.
- Maintain appropriate supplies and equipment necessary to perform job and in accordance with established departmental budget.
- Maintain the grounds of the center. Grounds should be free of garbage, lawn mowed, hedges trimmed, and grounds weeded, etc.
- May be responsible for replacing flooring, e.g., tearing out and replacing tile-type material.
- Use pressure washer as requested.
- Use electrical tools and equipment when appropriate. (Including voltmeter, drills, saws, etc.)
- Check oxygen level of concentrators as requested or needed.
- Perform routine maintenance of oxygen concentrator as scheduled/needed.
- Perform water temperature tests as requested/scheduled.
- Perform routine laundry equipment maintenance as scheduled/needed.
- Test fire alarm systems as scheduled/needed.
- Test fire safety equipment as scheduled/needed.
- Perform generator testing and routine maintenance as scheduled/needed.
- Perform basic plumbing skills as appropriate.
- Perform basic electrical skills as appropriate.
- Operate lawn equipment and routine ground maintenance as scheduled (including lawns, parking area, driveways etc.)
- Perform basic carpentry as requested (including framing, drywall, electrical, etc)
- Perform basic upkeep of nursing center such as changing filters, light bulbs, and cleaning as requested.
- Perform unscheduled maintenance tasks as requested.
- Assist with major cleaning projects as requested/needed.

ESSENTIAL ADMINISTRATIVE FUNCTIONS
- Participates in nursing center surveys (Licensure/JCAHO) and any subsequently required reports.
- Attends and participates in continuing educational programs to keep abreast of changes in your field as well as to maintain current licensure/certification, as required.
- Attends and participates in mandatory in-services.
- Honors patients rights to fair and equitable treatment, self-determination, individuality, privacy, property and civil rights, including the right to wage complaints.

- Reports job-related functions/tasks that involve occupational hazards including exposure to blood and body fluids and others as necessary.
