Role, Responsibilities, and Essential Duties
- Diagnose and solve maintenance issues in the apartment homes, building exterior, common areas, office space and Older Adult Center.
- Respond to all work orders within 24 hours & complete work orders in a timely manner.
- Respond to 24-hour emergency maintenance call; address all emergencies promptly.
- Prepare vacant units for new residency.
- Monitor/perform daily maintenance of property grounds, common areas, building interior and exterior.
- Supervise maintenance staff (experience with union staff preferred)
- Routinely inspect building mechanical systems/equipment to ensure proper performance and functionality.
- Knowledge regulating building systems and controls, such as air conditioning, boilers, fire panels, cameras, pull cords, and intercoms.
- Maintain necessary logs in accordance with all federal, state and city regulations.
- Implement and maintain a preventative maintenance schedule and supporting records.
- Oversee supply purchases and monitor inventory.
- Work collaboratively with building manager on all maintenance and staffing issues.
- Manage 24/7 Front desk scheduling.
- Communicate and schedule with contractors & vendors for preventative maintenance, repairs, & special projects.
- FDNY Sprinkler and Standpipe S12, S13, S98, P99 certification(s) required.
- Experience with city, state and federal building codes, local laws and unit inspections.

Qualifications/Educational Requirements
- 5+ years’ experience in building maintenance.
- 2+ years supervisory experience.
- Minimum High school diploma/GED degree.
- Experience working in supportive/senior housing a plus.

Skills, Knowledge and Abilities
- Fluency in Spanish, Mandarin, or Russian a plus.
- Basic plumbing, electrical and general carpentry required.
- HVAC and appliance knowledge a plus.

Computer Skills Needed
- Microsoft office suite
- Experience with or ability to learn Yardi Voyager

Physical Requirements
- Frequent bending, kneeling, climbing, and lifting.
- Ability to lift 50+ lbs.

Work Environment
- Live in Super at a supportive housing residence; ability to live and work among residents a must.
