Marketing Manager

Our Marsh Properties team takes pride in providing exceptional living experiences for our residents across our diverse portfolio of properties. As the Marketing Manager, you will play a pivotal role in shaping our brand identity, developing innovative marketing campaigns, and implementing strategies to attract and retain residents.

Overall
• Work with Regional Property Managers, Community Managers, and Executive team to develop, implement and execute marketing campaigns, recommending new tactics and strategies to achieve company and property goals.
• Drive occupancy and ROI by providing support, guidance and direction in the development and implementation of marketing and branding programs.
• Responsible for marketing and advertising to increase traffic and occupancy of Marsh Properties stabilized portfolio and communities in lease-up.
• Act as point person/project manager to move new branding for new communities forward with agency partner. Once developed and launched, champion the brand and ensure consistent adherence to each community’s unique brand style and voice.
• Manage vendor relationships to optimize use of their products and services.
•Stay abreast of new technology trends. 

• Responsible for leasing training modules. 

Digital/Social Media
• Oversee digital marketing vendors/platforms for SEM, SEO, retargeting ads, and social ads to set up and monitor campaigns for both lease-up and stabilized portfolio. Review current marketing trends and advertisements, with a significant emphasis on digital, to determine the effectiveness of different styles and strategies and make recommendations for enhancements to current programs and platforms.
• Develop benchmark criteria to regularly measure and report on the effectiveness of all marketing programs to drive highly qualified leads and achieve optimal ROI on marketing spend. Track, monitor and run marketing reports to measure campaign effectiveness.
• Train and guide property managers and on-site team on content posted to multiple social media pages and platforms.
• Develop/ lead/ monitor onsite adherence to marketing task calendar established.
• Oversee residential websites to ensure content is up to date and manage SEO.
• Coordinate with social media vendors to proofread and approve monthly content calendars.
• Utilize the latest services (i.e. Knock) to maximize social media ad organization, effectiveness, and to, measurement performance/ effectiveness.
• Update content on the backend website CMS content tool and ILS feed.

Brand
• Ensure that Marsh Properties’ core values, corporate standards and professionalism are consistent in all marketing sources at each community.
• Work with on-site teams to ensure online reputation is properly managed.
• Represent Marsh Properties as a brand ambassador in the communities in which we serve.
• Assist executive team in delivery of brand promise; ensure effective delivery of brand promise; communicate brand promise in broader community.

Customer Focus/Retention
• Maximize resident engagement in communities through event attendance, amenity usage, and encouraging feedback and reviews
• Assist onsite teams to enhance Marsh Properties’ customer focused culture.

Research
• Complete integration of marketing and sales efforts. Leveraging consumer insights knowledge and apply expertise to sales tactics.
• Perform customer research to assist in Marsh Properties’ ability to anticipate customer preferences/wants/needs by utilizing latest available tools/programs
• Understand market competition and consistently perform market research.

Qualifications

 

  • Bachelor's Degree.
  • Residential, multi-family marketing/training experience preferred.
  • Previous (successful) multi-family property management of 3+ years will be considered.
