Job Summary/Controls

Location: Region 3

Under the general supervision of the Chief of Maintenance or Designee, the Service Person IV performs basic and major maintenance, repair, and construction, and all alterations of CMHA buildings, facilities, and equipment. No supervisory responsibilities; may serve as lead worker for lower classified employees when so designated.

Essential Duties and Responsibilities 

  • Performs basic and major maintenance, repair, construction, and alterations of CMHA buildings, facilities, and equipment in one or more of the following skilled trade areas: Carpentry, plumbing, electrical work, drywall, plastering, masonry, and roofing. Tasks include, but are not limited to installation of lights, switches, and conduit; laying tile floors; building floors, frames, and shelves; preparing walls for plastering; installing sinks, lavatories, and bath tubs, laying pipe lines, maintenance of roofing, gutters and downspouts, concrete installation.
  • Assists in diagnosing mechanical and structural problems to determine necessary repairs. Read and interprets blue prints. Operates power tools and equipment, including but not limited to, drills, grinders, electric plains, landscaping equipment, chain saws, lawn mowers, snowplows, dump trucks, and heavy equipment.
  • Performs preventative maintenance to CMHA facilities.
  • Requisitions necessary supplies and materials to complete tasks based on service requests.
  • May be assigned to diagnose and repair malfunctions as well as perform preventative maintenance on CMHA owed refrigerations, stoves, and other appliances.
  • Maintains records of work orders and work performed; reports activities as required or requested.
  • May be assigned to plaster interior walls, ceilings, and other building surfaces/installs dry wall to same. May prepare surfaces and erect equipment to perform these tasks.
  • Performs other related duties as assigned.

Education and/or Experience                               

  • High school diploma or equivalent required.  Some course work in one or more of the vocational skills areas is preferred.
  • Two to three years of progressively responsible experience in maintenance work.         

Skills

  • Ability to follow verbal and written instructions.
  • Ability to write clearly and legibly.
  • Ability to read and interpret blueprints.
  • Ability to use power and hand tools.
  • Ability to work inside or outside in cold, hot, wet, and/or dry weather.
  • Ability to perform light to heavy lifting.
  • Ability to perform one or more of the craft vocational areas at a high proficiency level.
  • Ability to coordinate work with lower classified employees.
  • Ability to communicate and interact well with the public, CMHA residents, and other CMHA employees.
  • Possession of a valid Ohio operator’s license and insurability under Agency guidelines.
  • Possession of Basic Housing Maintenance Certificate (BHMC).
  • May require a Commercial Driver’s License (CDL), or specific type of registration/certification relevant to assignment.
