Occupancy Specialist

Region 240- VA (Norfolk applicants preferred, but will consider all VA applicants)

Note:  Will be responsible for occupancy for 10 properties within the region.  Heavy travel is expected.  A valid driver's license and dependable transportation is a MUST!

DUTIES/RESPONSIBILITIES

  • Create and maintain a customer centered service culture by demonstrating proactive hospitality with prospects, residents, family members and fellow community associates.
  • Maintain a positive attitude and provide excellent customer service to our residents, owners/investors, and other associates.
  • Train community level associates, process, and evaluate resident compliance files as assigned.
  • Work with Marketing Department to drive occupancy.
  • Always maintain thorough knowledge of company policies.
  • Maintain regular and consistent attendance and punctuality to ensure all essential duties and fulfilled to meet and exceed expectations.
  • Demonstrate the ability to resolve resident complaints timely.
  • Support the community team to ensure each resident file is in compliance with all SHFA commitments and any other governmental, lender, and investment commitments. 
  • Road Warrior – must be willing to travel within region as assigned.
  • Conduct new hire on-site training and follow-up training as required within the Region.
  • Attend HUD, RD, and LIHTC Audits as requested.
  • Work with new lease-up properties.
  • Execute the core values of the company.
  • Build relationships and provide support to field teams.

Qualifications

REQUIRED SKILLS AND ABILITIES

  • Be eager and interested in real estate and compelled to help people already in the business with a desire to learn as much as possible. Be good with people (genuinely good with people) and enjoy relationship building.
  • Ability to maintain an open and honest communication with your team and management.
  • Independence, yet a team player mentality
  • Exemplary written and verbal communication skills.
  • Advanced computer skills with a high level of efficiency in Microsoft Suite.
  • Experience with Yardi Voyager and Yardi Rent Café.
  • Experienced Property Manager with a high level of acumen to achieve objectives as assigned.
  • Ability to recruit and supervise successful management teams in a growing portfolio.
  • Proven track record for successful lease ups of new communities.
  • Proven track record for maintaining high occupancy and collection rates, as well as working within budgetary restrictions.
  • Capacity to work under pressure and meet deadlines.

 

EDUCATION AND EXPERIENCE

  • Associate degree and 3 years of related experience; or an advanced degree without experience; or equivalent work experience.
  • Certifications in LIHTC, HUD and RD preferred.
  • Expertise with real-world Sales/Business Development experience working on interesting and complex business problems.
  • Experience with the rehabilitation and lease up of communities.

 

PHYSICAL REQUIREMENTS

  • Position requires travel to Community and/or Community locations and surrounding markets.
  • Must possess a valid driver’s license and insurance.
  • Prolonged periods sitting at a desk and working on a computer and standing and walking, giving tours, and meeting with potential tenants.
  • Must be able to lift up to 15 pounds at a time.
  • Must be able to traverse a variety of properties with stairs and in a variety of weather.
