The Role
The Maintenance Technician is responsible for the overall upkeep, repair, and preventive maintenance of the community’s buildings, equipment, and grounds. This role requires technical expertise, strong customer service, and the physical ability to perform demanding maintenance tasks to ensure a safe, well-maintained, and welcoming living environment for residents.
What you will do
Essential Duties and Responsibilities:
- Provide dependable vehicle for use in maintaining property operations.
- Respond promptly to emergency maintenance calls and serve on-call duty as scheduled.
- Monitor, operate, and maintain trash compactor (if applicable).
- Inspect and ensure all breezeways and security lights function daily.
- Demonstrate customer service skills by:
- Treating residents and staff with respect.
- Answering questions clearly and promptly.
- Addressing complaints with urgency and professionalism.
- Respond to service requests within 24 hours (unless extraordinary circumstances). Diagnose problems and complete repairs per policies, safety standards, and code requirements.
- Document and complete all paperwork in a timely, accurate manner.
- Maintain common areas, grounds, and amenities, including:
- Trash removal.
- Pressure washing.
- General cleaning.
- Painting curbs and signage.
- Prepare vacant units for leasing by:
- Conducting pre-move-out inspections.
- Creating punch lists.
- Completing required repairs.
- Keep maintenance shop clean, orderly, and compliant with regulatory standards.
- Read, understand, and train others on hazard warning labels for chemicals and products.
- Read wiring schematics, diagrams, and distribution panels.
- Troubleshoot and service HVAC, plumbing, and electrical systems.
- Maintain special equipment (exercise equipment, grills, golf carts, amenity areas).
- Perform roof repairs as necessary.
- Complete monthly preventive maintenance inspections.
- Attend safety meetings, maintain MSDS records, and stay current with OSHA and safety requirements.
- Prepare property and equipment for severe weather conditions.
