Pay Details: $34-$38 hourly

 

Schedule: Monday-Friday 8am-5pm

About the Position

The Regional Maintenance Supervisor role requires flexibility to work across multiple communities in multiple states to support the operational performance of the Company. This position will assist in the day-to-day operations of the assigned community to ensure optimum performance in areas including leasing and marketing, compliance, accounting, and resident satisfaction. 

 

Job Responsibilities

  • Work with Community Managers, Portfolio Managers, Regional Facilities Directors, Regional Maitnenance Managers and Maintenance Supervisors to ensure company standards and timely preparation of rent ready apartment homes to fully meet the demand of the market.
  • Assist on-site team with turns, work orders and other projects.
  • Assist Portfolio Managers, the Regional Facilities Director, and onsite teams with preparing and adhering to annual maintenance operating budgets. Understand property specific technology and ensure onsite staff utilize systems and technology as intended.
  • Lead designated initiatives and projects. Provide dedicated support for Company programs and other related tasks as assigned.
  • Provide employees with leadership and guidance through established mentorship and training initiatives. Collaborate with the Training Manager or other department leaders to implement Company training and development initiatives.
  • Determine, implement, and follow up on any corrective action plans for deficiencies found at properties.
  • Support the Preventative Maintenance schedule process, ensuring completion by deadline and appropriate follow up.
  • Ensure company safety protocols are enforced and maintained.
  • Support the HUD and National Standards for the Physical Inspection of Real Estate (NSPIRE) inspections, including updates and training
  • Inform appropriate supervisor(s) of any observed or potentially hazardous situations for residents, team members, and guests, including all injuries/incidents.
  • Ensure appropriate risk management procedures are taken, including incident reporting related to workplace injuries, property damage, and emergency action planning.
  • Promptly and professionally respond to after-hours business needs and emergencies.
  • Oversee capital expense projects by reviewing and approving the scope of work, vendor and completion of project.
  • Facilitate positive vendor relationships and ensure all paperwork is completed/updated.
  • Support initiatives to review and update the company’s Maintenance Manual.
  • Engage employees through regular performance feedback, training, and coaching.
  • Work with site teams to successfully interview, hire, train and retain employees. Work effectively with Human Resources to recruit and onboard new employees.
  • Develop and maintain professional working relationships with other departments.

  • Implement new systems, programs and procedures as directed by the company. Effectively and appropriately use company technology and software.
  • Conduct data analysis as assigned to determine performance measurements relating to unit turn times, service request completion, resident satisfaction, inventory, and other useful metrics. Report findings and provide recommendations for improvements.
  • Support the Regional Facilities Directors in managing the Company’s maintenance procurement, negotiating equipment and service contracts including but not limited to landscaping, elevator maintenance, fire safety, and pest control to ensure cost effective performance and materials.
  • Continually seek out training opportunities and stay up to date on industry/legal trends and changes.

Qualifications

Experience

  • Minimum 3 years of leadership experience in multifamily maintenance.
  • Experience successfully leading a team with the ability to source, interview and manage employee performance.
  • High level of competency and efficiency in all aspects of maintenance operations including electrical, plumbing, pool maintenance, appliance repair, carpentry, and painting.
  • Thorough knowledge of Federal Fair Housing and other applicable local, state, or federal regulations.
  • Proficient using MS Office Suite (Word, Excel, PowerPoint, and Outlook).
  • Excellent written and verbal communication skills.
  • Must be able to speak, read and write English in a manner sufficient to carry out duties.
  • Successful completion of background check and drug screen required.
  • Must be legally qualified to work in the U.S. meeting I-9 guidelines.
