POSITION: Project Manager, Construction (PMC)                                   FLSA: Exempt

SALARY RANGE:  $85,000 - $105,000 per annum                                  REPORTS TO: Director of Construction

 

About SHF: Settlement Housing Fund, Inc. (SHF) is a nonprofit organization which creates and sustains high-quality affordable housing and programs, building strong and economically diverse neighborhoods throughout New York City. SHF works closely with community partners to provide low- and moderate-income New Yorkers with pathways to long-term affordable housing, education, employment, and wellness. SHF currently oversees approximately 3,100 units of affordable housing in 51 buildings, located in the Bronx, Manhattan, and Brooklyn; and has pipeline of more than 1,300 new units in construction or predevelopment.                                                                        

 

Job Duties include but not limited to:

  • Working collaboratively with the Development and Asset Management teams, the PMC will supervise and coordinate general contractors, design consultants and other vendors on complex SHF projects in all phases of completion from pre-development, construction phase, close out, lease up and post-completion
  • SHF projects range from modest capital repairs (<$100k) to large scale renovations and new developments (>$50m)
  • Assume the lead role in reviewing and approving construction budgets, scopes, schedules, change orders and payment applications
  • Represent the best interests of SHF at regular OAC meetings and resolve design, construction, contract and schedule issues in an efficient, ethical and fair manner
  • Manage consultant/vendor bid processes and contract awards
  • Manage third party owner representatives on projects where SHF elects to engage outside vendors
  • Manage internal SHF project archives and record keeping
  • Assist Asset Management on construction-related issues at all SHF properties, including surveys, assessment reports, and risk mitigation efforts
  • Perform other duties as reasonably requested.

Qualifications

  • Graduate of an accredited program in Architecture, Engineering, Construction Management or related field of study preferred, but will consider non-traditional backgrounds
  • 2-6 years of relevant professional experience in a construction oversight or management role, representing project designer, owner/developer, general contractor or other stakeholder interest
  • Strong understanding of design and construction documents, construction techniques, and building systems (structural, mechanical, facades, finishes etc.)
  • Strong understanding of multifamily residential program requirements including NYC building codes and compliance protocols
  • Strong Interest in learning about the acquisition, development, financing, construction, and operation of affordable multifamily housing in NYC
  • Ability to actively participate in design decisions
  • Strong commitment to sustainability and environmental goals
  • Self-starter, willing to take initiative, comfortable with travel to outer boroughs (Bronx, eastern Brooklyn)
  • Strong organizational, analytical, communication and leadership skills
  • Respectful, tolerant, and mature
  • Alignment with the SHF core mission and values
  • Bi lingual a plus but not a requirement
  • Ability to work Monday through Friday, an 8 hour shift, with an unpaid hour for lunch.
