Job Overview:

Oversee and manage the planning, execution and close-out of capital improvement projects from inception to completion, ensuring projects are delivered on time, within budget, and to the required quality standards.

Key Responsibilities:

  1. Project Planning and Initiation
    1. Assist senior management with the development of long-term capital improvement plans. Define project scope, goals and deliverables.
    2. Ensure clear understanding of contract terms and specifications
  2. Budget Development and Financial Control
    1. Oversight of the design and construction phases of projects, including bid development, bid review, and contractor management.
    2. Monitor project expenditures, analyze variances, and implement cost control measures.
    3. Manage billing, invoicing, and collections.
    4. Manage scope changes through a formal change order process.
  3. Schedule development and oversight
    1. Ensure projects are completed on time, within budget, and to the required standards.
    2. Work with various internal and external stakeholders, including consultants, contractors, staff, and the public.
    3. Develop and implement risk mitigation strategies and contingency plans.
  4. Project Close-out
    1. Verify that projects are completed according to contractual terms, including completion of punch list items and final inspections
    2. Reconcile all project accounts, close out contract and ensure final payments.

 

EXPERIENCE:

Experience in project management, construction management, or related fields is essential. 

TECHINCAL SKILLS:

Strong understanding of construction processes, design standards, and project management methodologies. 

LEADERSHIP AND COMMUNICATION:

Ability to lead teams, communicate effectively with various stakeholders, and make strategic decisions. 

FINANCIAL ACUMEN:

Proficiency in capital budgeting, cost control, and financial forecasting

Qualifications

QUALIFICATIONS:

A mission-driven professional, with at least 3 years of experience in real estate development or at least 2 years of project management experience or related field.

Holder of industry certification, Bachelor’s degree in real estate, urban planning, construction management, or a related field or relevant experience.

Proficient in MS Excel, Word, PowerPoint, and Project

Strong project management skills; able to manage multiple deadlines effectively
