Description

We are currently seeking a Turnover Coordinator for The Lutheran Village at Miller's Grant, Ellicott City, MD community. The LVMG Turnover Coordinator will work as an integral part of our Facilities team, that will coordinate and manage all aspects of unit renovation projects for our older adult residents.

Job Duties:

  • Walk open units with turnover team and complete a “punch” list to determine scope of work.
  • Coordinates with the turnover team through the duration of the turn-over process.
  • Walk renovated units with turnover team and completes the final walk through checklist.
  • Participate in proposing and reviewing scope of work for each unit.
  • Review selections and custom requests as received from turnover team Partner with turnover team to establish scope and schedule.
  • Ensure scope of work is completed on budget and on schedule.
  • Interface with vendors and contractors to coordinate scope, schedules and pricing.
  • Submit each proposed turnover into the work order system for project tracking     purposes.
  • Prepare and submits turnover acquisition request folders including all supporting documentation.
  • Prepare addendums for each turnover acquisition when scope of project changes.
  • Order appliances and other items not supplied by on-site contractors.
  • Attend weekly meetings with Turnover team and reviews status of all turnover units on status tracking report.
  • Provide status reports daily on specific units as requested by the Turnover team.
  • Manage quality control of work performed in each unit by contractors and CLV/LVMG staff.
  • Ensure safe work practices being followed by contractors and CLV/LVMG staff working in turnover units
  • Ensure fire code compliance is maintained throughout the renovation process.
  • Provide direction to Maintenance Specialists assisting with turnovers and delegates duties as necessary and appropriate.
  • Perform general maintenance duties, including completing work orders, as required by the Director of Facilities Management in support of the department as assigned and with minimal supervision.

Qualifications

Qualifications:

  • Must have at least 3 years' experience in project management, especially construction/renovation project management and 3+ years experience in building maintenance combined with a basic understanding of operating portable power tools, HVAC and refrigeration, electrical wiring and plumbing.
  • High School diploma/GED or equivalent is required.
  • Must possess a working knowledge of the rules and regulations that govern long-term care operational standards.
  • Ability to work independently and as part of a team.
  • Proficiency with computer software programs including Microsoft Office Suite, and the ability and willingness to learn and use customized software programs.
  • Ability to make independent decisions when circumstances warrant such action.
  • Ability to keep all personnel matters in strict confidence.
  • Effective oral and written communication skills.
  • Ability to work independently and as part of a team.
  • Ability to work with and interact effectively with all individuals within the organization, including team members, residents, family members, visitors, government representatives, and the general public.
  • Must not pose a direct threat to the health or safety of other individuals in the workplace.
