This role blends technical expertise with hospitality: you’ll manage day-to-day operations, anticipate needs before they arise, and uphold the high standards that define the Northwood Ravin experience.

The Maintenance Manager leads the service team and works in close partnership with the Community Manager to deliver an exceptional living environment.

 

What You’ll Do

  • Champion curb appeal, safety, and risk management through regular community walks and documentation.

  • Implement preventative maintenance programs to ensure the longevity and reliability of all mechanical systems.

  • Maintain organized inventory so service requests are addressed quickly and efficiently.

  • Coordinate vendor and contractor work, ensuring projects are completed to standard, on time, and within budget.

  • Partner with the Community Manager and Director of Facilities on replacements, special projects, and CAPEX planning.

  • Ensure apartments, models, and amenity spaces are always ready and welcoming.

  • Keep ONESITE software updated with service requests, unit turns, and accurate reporting.

  • Proactively address maintenance issues and safety concerns, ensuring residents’ peace of mind.

  • Oversee pools, spas, and amenity operations to meet municipal and safety standards.

  • Troubleshoot and resolve property systems across carpentry, plumbing, electrical, and mechanical, recommending contractors when needed.

  • Lead your team by delegating fairly, supporting growth, and fostering accountability.

  • Be available to support the team and residents in emergencies, including on-call needs.

  • Ensure compliance with OSHA requirements, environmental procedures, and emergency protocols.

 

What You Bring

  • Strong communication skills—both written and verbal—with a focus on collaboration and clarity.

  • A proactive, solution-oriented mindset and the ability to work independently.

  • Leadership experience, with the ability to coach, delegate, and inspire a team.

  • Technical expertise, including HVAC certification, CPO certification, and working knowledge of maintenance across trades.

  • Computer skills with email, Microsoft Office, and ideally ONESITE.

  • A valid driver’s license and availability for on-call responsibilities.

Qualifications

Required

  • High school diploma or equivalent

  • 2+ years supervisory experience

  • HVAC Certified

  • CPO Certified

  • Valid Driver’s License

  • Ability to pass a drug screen

 

Preferred

  • ONESITE system experience

  • 3+ years in the multifamily industry

  • Lease-up experience
