Job Description
Title: Maintenance Technician Reports to: Maintenance Director
Department: Environmental Services (EVS) Status: Non-exempt (hourly)
JOB SUMMARY
The EVS Maintenance Technician is primarily responsible for maintaining the assets and property of Wesley Towers, Inc. and performing all tasks safely, competently, and completely. The working environment includes older adult residents, staff, visitors, and others and requires personnel to be mindful of their safety and convenience at all times. The work environment also requires personnel to be patient and flexible because it is subject to frequent disruptions and interruptions of work processes and schedules.
PERFORMANCE REQUIREMENTS
Responsibilities:
The EVS Maintenance Tech is to maintain the interior and exterior of all buildings, equipment, other property and assets, assist with emergencies, and other duties as outlined below within the scope of the individual’s training and knowledge. EVS personnel do not work on live or energized electrical components and must employ the WT Lock-Out/Tag-Out procedures when working on any electrical components or equipment.
- Maintain heating and air-conditioning systems, lighting and electrical systems, plumbing systems, and other building systems and equipment.
- Perform minor carpentry tasks as required.
- Maintain fire alarm and mitigation systems.
- Have good working knowledge of automated and non-automated maintenance scheduling and recordkeeping systems and input required data.
- Maintain resident assistive devices and equipment owned by Wesley Towers.
- Maintain compliance with Life Safety Code (LSC) and other applicable regulations, codes, and other requirements including reporting and correcting unsafe or noncompliant issues when encountered. Personal Protective Equipment (PPE) must be worn as directed.
- Communicate effectively with supervisory staff, other staff, residents, visitors, contractors, and vendors, including responding timely to 2-way radio calls.
- Complete educational and training requirements timely and participate in any drills or training scenarios as applicable.
- Operate company equipment and vehicles and participate in errands and resident transportation when necessary.
- Incorporate good stewardship in the use of company resources, including time management.
- Participate in an on-call rotation, which may require working evenings, weekends, and holidays.
Special Demands:
- Must be able to concentrate on detail with frequent interruptions and be able to communicate and respond clearly on telephone and 2-way radio.
- Must be able to remember, follow, and complete daily requirements and routines.
- Must be able to hear, read, write, and follow oral and written instructions and be able to make independent decisions when circumstances warrant such action.
- Must be able to cope with the mental and emotional stress of the position.
- Must be able to comprehend and apply in-service material and information and maintain safety standards.
Physical Demands:
Must be able to:
- walk long distances, climb stairs and ladders, and walk on uneven surfaces;
- work safely with chemicals needed for completion of duties;
- lift 30 pounds and push carts exceeding 150 pounds without assistance;
- distinguish colors typically found on fire panels, warning labels, and warning/status lights;
- use all hand tools for general maintenance;
- use manual and power snow removal equipment and work in inclement weather;
- move furniture and equipment from one location to another;
- distinguish normal sounds while using the phone, 2-way radio, or intercom when background noise is present; and
- stoop, twist, bend, squat and otherwise work in awkward positions to perform essential job functions.
