Position Summary:

 Under the direction of the Maintenance and Transportation Manager and in accordance with Friends Aware’s Policies and Procedures and program guidelines, the Maintenance Technician is responsible for grounds, building and systems maintenance at the Life Enrichment Center (LEC) and Residential locations.

 

 

DUTIES:

  1. Maintains and completes Facility Reports within the Carematic software system.
  2. Performs routine maintenance and repair of the buildings, surrounding areas, and emergency repair of vehicles and equipment throughout the Residential Homes and LEC.
  3. Maintains current inventory of all agency tools/equipment.
  4. Maintains tool/equipment storage in a secure, organized, and safe manner.
  5. Maintains storage of flammable/hazardous materials in a secure, organized, and safe manner.
  6. Maintains cleaning supplies in a secure, organized, and safe manner at the LEC.
  7. Maintains annual health/safety inspections of all Residential Homes.
  8. Reports any structural defects to immediate supervisor.
  9. Performs lawn management and grounds maintenance, including digging and excavating, snow removal, etc. 
  10. Completes painting as necessary, both interior and exterior
  11. Performs general clean-up work indoors and outdoors using hand and power tools
  12. Moves materials and loads/unloads trucks using the forklift, hand cart, pallet mover, and/or physically completes the tasks.
  13. Assembles equipment and office furniture using hand tools and/or power tools
  14. Inspects fire extinguishers monthly and schedules fire marshal’s yearly inspection.
  15. Displays appropriate certificates as needed
  16. Responsible for implementing and maintaining MOSH safety regulations including but not limited to proper labeling of areas/exits, proper labeling of all chemicals, electrical safety, quarterly fire drills, monthly building safety checks, maintaining current Material Safety Data Sheets (MSDS), Right To Know Staff Training, and Fire Extinguisher Staff Training. 
  17. Maintains a working knowledge and completes routine maintenance on the agency’s fire alarm/security system including running pumps for the sprinkler system.
  18. Maintains a working knowledge and completes maintenance of the heating and air conditioning systems at the LEC including but not limited to, changing filters, cleaning of the supply and return ducts, maintain proper indoor temperatures depending on the weather and area usage.
  19. Completes Purchase Orders (POs) as needed for required approvals.
  20. Secure outside vendors, as needed.
  21. Assists with Friends Aware Inc, events, as directed.
  22. Conforms to all driving regulations as required by Maryland Motor Vehicle Law.
  23. Performs circle check before starting vehicles and report any irregularities or potential problem to Supervisor.
  24. Turns in mileage sheets on LEC vehicles monthly to supervisor and assists with routine maintenance of agency vehicles, performs minor routine maintenance of forklift and schedules repairs.
  25. Will substitute as a DOT driver for Transportation as necessary
  26. Performs other duties or special projects as assigned by supervisor.

While performing the duties of this job, the employee is exposed to weather conditions prevalent at the time.  The noise level in the work environment is usually low to moderate. The on-site and off-site meetings, conferences, appearances, seminars, etc. attended by the incumbent occur in a typical office environment.

While performing the duties of this job, the employee is required to stand; walk; sit; use hands to handle or feel objects, tools or controls; reach with hands and arms; climb stairs; balance; stoop, kneel, crouch or crawl; talk or hear; taste or smell.  The employee must occasionally lift and/or move up to 70 pounds.  Specific vision abilities required by the job include close vision, distance vision, color vision, peripheral vision, depth perception and the ability to adjust focus.

Qualifications

  1. Education/Experience – High School diploma or G.E.D. Preference given to those with experience in the field of developmental disabilities.
  2. Must be 21years of age or older.
  3. Must have valid driver’s license with agency approved driving record.
  4. Must pass DOT physical examination routinely.
  5. Possess skill in using hand tools and power tools, including carpenter’s tools.
  6. Possess knowledge of practical application of principles of electrical power, heating and air conditioning, plumbing fixtures / systems and general building techniques.
  7. Possess a general knowledge of blueprints, specifications, and site plans.
  8. Must be able to read, write, add, and subtract in whole numbers, and calculate in fractions.
  9. Must be able to learn and utilize basic computer programs for documentation.
  10. Must complete all other required trainings, including CPR and First Aid.
  11. Must be able to identify and prioritize duties independently based on the safety and health of persons served and staff.
