SUMMARY
This position is primarily responsible for directing, coordinating, and exercising functional authority for planning, organization, control, integration and completion of the entire mechanical, electrical, and life safety components of the project within the area of assigned responsibility by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES:
Core duties and responsibilities include the following. Other duties may be assigned.
Operations
• Develops and maintains operational as well as capital budgets and schedules for the assigned engineering project.
• Operates, inspects, repairs and maintains all HVAC, mechanical, electrical and plumbing systems and associated equipment, electrical distribution equipment, building interior/exterior repair and related grounds in assigned facilities to maximize operating efficiency and life expectancy.
• Maintains current property-specific CMMS information, such as scheduling of preventative maintenance with a minimum disruption of building services; performing and/or delegating preventative maintenance tasks to the appropriately qualified maintenance staff or vendor; ordering parts and equipment required for repair, maintenance and installation of new equipment and facilities; and maintaining inventory.
• Acts as foreman and advisor for maintenance technician personnel with regard to the installation, repair, and maintenance of all base building and critical system machinery and equipment. Ensures the timely performance of maintenance contract work, overseeing the fulfilment of equipment warrantee obligations by the installer and securing equipment manuals and drawings from the installers/contractors.
• Assures that equipment is maintained in an energy efficient and safe manner.
• Manages the subcontractor resources required to support building operation and maintenance.
• Maintains compliance with state, county and city ordinances, codes and laws.
• On call duties and overtime as required.
Communication
• Performs inspections and repairs of assigned property interior and exterior areas, including walls and flooring, installed fixtures, roofing systems, lighting, etc.
• Prepares and submits management summary reports listing conditions found in the performance of assigned work, and recommends appropriate action to be taken.
• Responds effectively to all emergencies.
• Complies with all safety procedures, maintaining good housekeeping and safety of work areas. Recognizes danger and safety hazards and proposes methods to eliminate.
• Obtains and maintains full compliance to the Operations Manual.
Goal Setting
• Provides guidance, training and supervision aimed at expanding the capabilities of the operations staff. Specific duties include but are not limited to: demonstrating the proper use and care of tools and instruments, giving hands on instruction in basic maintenance, safety and troubleshooting procedures.
• Displays a willingness to support after-hours, building-related activities as required.
• Attends periodic training seminars.
• Participate in organizational engineering meetings and trainings.
KEY PERFORMANCE MEASURES
• On time reporting with operational documentation, including but not limited to critical equipment capacity reporting to regional Property Manager.
• Ensures full compliance to the STOLADI Safety Manual.
• Full knowledge and mentor of Change Control Policies and Procedures, including initiation of change control and Method of procedures (MOP) writing.
SUPERVISORY RESPONSIBILITIES:
Manages 2-5 employees in the Maintenance Department. Carries out supervisory responsibilities in accordance with the organization’s policies and applicable laws. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.
