Description

Position Summary

The Director of Plant and Services is responsible for planning, organizing, staffing, monitoring, and evaluating the Plant Operations department. This role ensures compliance with all operating policies and procedures, Georgia Department of Health regulations, and applicable federal, state, and local standards. The Director oversees the maintenance of buildings, grounds, and physical amenities to ensure they remain safe, attractive, cost-effective, and comfortable for residents, staff, and visitors.


Key Responsibilities

1. Building & Grounds Maintenance

  • Plan, develop, and implement methods and procedures to improve operations, minimize costs, and optimize labor and material usage.

  • Provide 24-hour coverage for HVAC systems and building mechanical equipment.

  • Ensure performance, reliability, and efficiency of plumbing, electrical, and mechanical systems.

  • Develop and maintain preventive maintenance programs for buildings and equipment.

  • Create and enforce written maintenance policies and procedures.

  • Review and prioritize work orders; schedule repairs, maintenance, and installations.

  • Conduct annual facility assessments to identify needed repairs and improvements.

  • Direct utility system maintenance to ensure continuous supply of heat, steam, electric power, gas, and air.

  • Maintain and repair vehicles as needed.

  • Oversee grounds upkeep, landscaping, and general cleanup of open areas, roadways, parking, and fence lines.

  • Supervise outside contractors to ensure work is completed per contracts and standards.

  • Perform other duties as assigned.

2. Administration

  • Prepare and manage operating and capital expenditure budgets for plant operations and grounds.

  • Forecast and schedule major equipment purchases and supply needs.

  • Participate in the selection and supervision of outside contractors.

  • Review contractor and vendor invoices for accuracy.

  • Coordinate with other department directors on maintenance, housekeeping, security, and grounds issues.

  • Monitor and manage maintenance inventories; provide reports as required.

  • Execute cost control measures across all areas of responsibility.

  • Perform other duties as assigned.

3. Safety & Compliance

  • Ensure safety of residents, staff, and visitors across all physical facilities.

  • Maintain compliance with federal, state, and local regulations governing independent living, assisted living, memory care, and skilled nursing facilities.

  • Prepare for and participate in Georgia Department of Health and OSHA inspections.

  • Lead disaster preparedness planning and training.

  • Ensure compliance with Life Safety Codes and other regulatory standards.

  • Serve as an active member of Quality Assurance and Safety Committees.

  • Provide ongoing safety and OSHA-required training (hazard communication, infection control, body mechanics, sanitation, etc.).

  • Monitor staff adherence to safety and infection-control procedures.

  • Maintain documentation of all required state healthcare and safety reports.

  • Ensure safe working conditions and provide regular training on best practices.

4. Supervision & Leadership

  • Directly supervise maintenance staff in accordance with organizational policies and laws.

  • Lead recruitment, hiring, onboarding, training, and evaluation of maintenance personnel.

  • Assign and monitor work schedules to ensure adequate coverage, including emergency maintenance needs.

  • Identify and address departmental issues such as absenteeism, understaffing, or inefficiencies.

  • Implement corrective actions to minimize waste and ensure effective use of supplies and equipment.

  • Mentor and train new hires; provide ongoing coaching to improve performance.

  • Observe staff performance and provide feedback to ensure adherence to facility policies and standards.

  • Reward, discipline, or discharge personnel as appropriate to maintain compliance and performance.

Qualifications

Minimum Qualification

Working knowledge in operation and maintenance of facility management services, refrigeration and air conditioning, generators, plumbing and electrical systems, blue print reading, security systems, and equipment maintenance. Must be knowledgeable in building codes and safety regulations. Computer Skills: Microsoft Products. Knowledge of codes and regulations regarding Department of Health and OSHA regulations. Must be able to work flexible hours with occasional weekends.


Working Conditions
The noise level in the work environment is usually moderate. While performing the duties of this job, the employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high precarious places, fumes or airborne particles; toxic or caustic chemicals, outside weather conditions; risk of electrical shock and vibration. May be exposed to interior and exterior work locations that involve hazardous environments requiring protective equipment that conforms to OSHA regulations and some physical discomfort due to temperature, dust and noise. May be required to work in confined space, on ladders and rooftops, and in adverse weather conditions.
