POSITION OVERVIEW:

Title: Maintenance Technician 2

Reports To: Facilities and Maintenance Director

Wage Range: $25-$33 Per Hour

Schedule: M-F; 9 am-6 pm

Status: Nonexempt

Summary: Maintenance Technician 2 is responsible for performing intermediate-level maintenance, troubleshooting, and repair of equipment, facilities, and systems, with a particular focus on HVAC systems and vehicle maintenance. This role ensures the organization’s infrastructure operates efficiently, safely, and in compliance with regulatory standards.

PRIMARY RESPONSABILITIES: (Will include but not be limited to)

  • Perform routine preventive maintenance and intermediate repairs on mechanical, electrical, plumbing, and HVAC systems to ensure safe and efficient operations.
  • Inspect and service HVAC units (air handlers, chillers, thermostats), including performing filter changes, ductwork repairs, and refrigerant checks.
  • Diagnose and troubleshoot equipment malfunctions, ensuring timely resolution to minimize downtime.
  • Read blueprints and equipment manuals to guide maintenance and repair activities.
  • Replace faulty components and respond promptly to emergency maintenance requests.
  • Support general facility upkeep, including painting, landscaping, and basic carpentry.
  • Maintain detailed records of maintenance activities, inspections, and repairs.
  • Assist in developing maintenance schedules and logs to support operational standards.
  • Enforce safety and compliance protocols, adhering to OSHA and other safety regulations while identifying and mitigating potential hazards.
  • Contribute to team operations by training junior staff and supporting facilities management goals.
  • Remain flexible to address urgent maintenance needs, including after-hours or weekend work.

Qualifications

QUALIFICATIONS:

  • Associate degree in a relevant technical field or trade school certification in HVAC, electrical, or mechanical systems.
  • High School Graduate or GED with at least 3 years of hands-on experience in facility maintenance, including HVAC system repairs and troubleshooting.
  • OSHA Safety training is preferred.
  • Must have the ability to communicate effectively orally and in writing, and the ability to follow oral and written instructions. Must possess sufficient written and verbal communication skills to interact with vendors and agencies in a professional manner, developing rapport and enhancing business relationships. Must have legible handwriting.
  • Must have the ability to work in an independent and self-directed manner and assume individual initiative.  Must be willing and can accept supervision and to follow directions.
  • Must have the ability to maintain confidentiality and handle sensitive matters with discretion and tact.  Must have a general knowledge of and the ability to maintain HIPAA privacy requirements.
  • Must be aware of high noise levels, which may, at times, require the use of hearing protection in the form of earplugs.
  • Must have a valid, current California driver’s license; a personal automobile; and personal auto insurance with $100,000/$300,000 bodily injury and $100,000 property damage, or a combined $300,000 single limit.  Must have a clean driving record. 
  • Must be insurable and eligible for coverage under TMWIHC policies.

PHYSICAL REQUIREMENTS:

This position requires walking, standing, and sitting for prolonged periods; climbing stairs and stepstools; stooping, kneeling, crouching, balancing, and reaching; pushing, pulling, and lifting to 30 pounds; and raising objects overhead. The role also requires manual dexterity for operating computers and phones, as well as hearing, talking, and strong verbal and written communication skills.

Repetitive motions of the wrists, hands, and fingers are involved. The employee may be subject to outdoor environmental conditions such as heat and cold, and will be required to walk on uneven ground. The position also requires the ability to safely operate and drive a motor vehicle.
