Located in the Smoky Mountains of Western North Carolina, Lake Junaluska is a conference and retreat center that hosts over 50,000 overnight guests annually.  We have over 400 lodging rooms, a campground, and meeting space for up to 2,000 people.  All of our facilities are located on a scenic 1,200 acre campus which boasts panoramic views, abundant recreation opportunities, and a 200 acre lake.

 

Position Summary: This position plays a critical role in ensuring guest satisfaction and safety by responding to maintenance and emergency issues during peak visitor months from Memorial Day through Labor Day. The expected work schedule is Friday through Sunday, including participation in an on-call rotation.

Essential Functions:

  • Respond quickly to maintenance issues, perform intermediate to advanced repairs to facilities, grounds, and company vehicles to include;

    • Plumbing

    • Electrical

    • HVAC Systems

    • Carpentry

    • Vehicle Maintenance and Repairs

  • Troubleshoot and repair plumbing issues such as; clogged toilets, repair leaky water pipes, tubs, showers, drains, and repair and/or replace related fixtures.

  • Respond quickly to emergency situations such as power outages, elevator failures, and fire alarm/sprinkler related issues.

  • Responsible for the repairs or preventative maintenance of hotel equipment and structures as assigned.

  • Responsible for checking, repairing or replacing electrical systems and/or units such as; TV’s, hotel room HVAC units, lighting systems, electric panels.

  • Performs routine repairs on equipment, and buildings, and at times assists the Landscaping department with grounds improvement or general maintenance and repairs.

  • Responsible for all phases of repairs, maintenance, and installation of equipment as assigned.

  • Able to fill out, complete, submit and file completed work orders. Advise department director of incomplete work orders, and reason for incomplete work order.

  • Participate in the on-call rotation to guarantee coverage during high-traffic guest periods.

  • Must respond timely to assigned maintenance requests.

  • Responsible for, and/or assists with maintaining all inventory levels and pricing of all maintenance supplies, parts, tools, custodial supplies and equipment. To include storing and stocking inventory in the supply room. 

  • Follow all established processes and procedures for the distribution of inventory or supplies for accurate cost control.

  • Comply with all safety policies, practices and procedures and report any unsafe activities or conditions immediately to supervisor or the Human Resources department.

  • Perform other duties and responsibilities as assigned and required.

Qualifications

Knowledge, Skills and Abilities

  • A combination of education and/or experience equivalent to an Associate’s, or Industrial Technology Certification; or equivalent combination of education and experience.

  • Strong working knowledge of general construction, repairs and maintenance, vehicle maintenance, and inventory control required. 

  • Plumbing, electrical, HVAC and mechanical experience preferred.

  • Must possess working knowledge, skills,  and the ability to perform intermediate to advanced maintenance such as;

    • Plumbing

    • Electrical and Lighting

    • Carpentry and Fabrication

    •  Painting, Drywall and Ceiling Repairs

  • Must possess the working knowledge, skills,  and the ability to effectively use a variety of carpentry tools, hand tools and landscaping tools such as;

    • Screwdrivers

    • Measuring Tape

    • Hammer

    • Drills

    • Skill Saw

    • Chain saw

    • Weed Eater

    • Backpack Leaf Blower

  • Ability to communicate effectively with guests, residents and co-workers when presenting job related information. 

  • Must possess critical thinking skills to resolve and troubleshoot issues, and understanding when maintenance issues should be escalated to the department director. 

  • Must be able to read and interpret equipment manuals, stickers, and labels, interpret blueprints, schematics and other building related diagrams, and work orders to perform required duties as assigned.

  • Must possess a valid NC driver’s license.

  • Must be flexible and able to adapt to changing needs, multiple task demands, and work structures.

  • Possess basic to intermediate computer skills with working knowledge of email, Microsoft Suite, preferred. 

  • Experience with inventory and maintenance work order software desired.

  • Must be able to meet productivity goals, and complete assigned tasks in a timely manner.

  • Ability to perform job functions with an attention to detail, and the ability to resolve assignments quickly and accurately. 

Working Conditions

  • Moderate to physical activity performing strenuous and non-strenuous technical and construction type work.

  • Frequently working outdoors exposed to changing weather conditions, rain, snow, wind, heat, cold.

  • At times, working in a maintenance shop environment with adequate ventilation.

  • Moderate to loud noise, working near moving mechanical parts; at times in high precarious places, confined places and exposure to fumes or airborne particles.

  • Works with the fingers and perceives attributes of objects and materials. 

  • Climb, balance, stoop, kneel; frequently moves about, able to stand, walk, and sit for extended periods. 

  • Must be physically able to climb and work from ladders ranging in heights from 4 to 40 feet, and without fear of heights.

  • Occasionally works in wet or humid conditions.

  • Must be in good physical condition and able to lift, carry, push, pull or otherwise reposition objects weighing up to or exceeding 100 pounds.  

  • Vision: Must be able to see close and at a distance (20 feet or more), good peripheral vision.

  • Hours:  Must be able to work a flexible schedule including nights, weekends, holidays, and overtime as required. 

  • Must be able to work a rotating On Call schedule.
