The Superintendent directs the work of contractors, subcontractors, and vendors to ensure the safe and efficient completion of assigned tasks. This position coordinates the optimum utilization of on-site resources, subcontractors, labor, materials, and equipment. The Superintendent is ultimately responsible for all on-site duties and execution of the work from start to close out.

 

Key Responsibilities

  • Leads the construction effort in the field to ensure that the project is completed in accordance with design, budget, schedule, and customer objectives
  • Works directly with all subcontractors and vendors to ensure quality control, cost control, and adherence to the construction schedule
  • Ensures project site and company assets are secure and always maintains a safe and respectful working environment by implementing safety (OSHA) and risk management standards.
  • Ensures proper document control is in place and project documents are complete and timely.
  • Enforces compliance with all project procedures, safety program requirements, and work rules.
  • Completion of punch list items in the customer’s required time frame and within the project budget.
  • Prepares subcontractors' work schedules and updates the Project Schedule based on estimated durations provided by subcontractors.
  • Maintains a current working knowledge of the Inspection and Certification of Occupancy process in the communities where the company is performing work.
  • Leads weekly subcontractor meetings, pre-installation meetings, and safety meetings.
  • Performs any relevant duties as assigned by the Project Manager 

Supervisory Responsibilities

  • This position is responsible for the management of subcontractors on the project.
  • Superintendents are responsible for training and mentoring Assistant Superintendents.
 

 

Qualifications

  • The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of the job.
  • Must be able to perform some physical activities, such as reaching with hands and arms, climbing, balancing, stooping, kneeling, crouching, or crawling.
  • Must be able to lift and move up to 25 pounds.
  • Prolonged periods of standing and walking.
  • Specific vision abilities include close vision and color vision.
  • Work in a variety of work conditions, such as moderate to loud noise and weather elements.
  • Travel is primarily local during the business day.
  • Proficient in Procore and Microsoft Office Suite, including Microsoft Project.

Required Education and Experience

  • High School diploma
  • 5+ years of field coordination or relevant commercial construction project experience

Preferred Education and Experience

  • Bachelor’s degree in construction management or related field
  • 7+ years of experience in multifamily or wood frame construction projects
  • Experience in field coordination
