Position Title: Maintenance Technician

Job Summary

The Maintenance Lead plays a key role in ensuring all facilities are operational, well-maintained, and compliant with safety standards. This position is responsible for performing preventive maintenance, completing repairs, managing work orders, overseeing contractors, and supporting team development. The ideal candidate is hands-on, solution-minded, and leads by example to ensure all projects and tasks are completed efficiently and effectively.
Essential Functions
Facility Maintenance & Repairs
· Perform inspections, maintenance, and repairs on basic electrical, plumbing, concrete, masonry, roofing, and fence systems.
· Conduct basic electrical repairs including fixtures, switches, and outlets; plumbing tasks such as clearing stoppages, adjusting fittings, flush valves, and garbage disposals; and carpentry tasks including doors, windows, shelves, and minor construction projects.
· Install, repair, patch, and texture drywall; perform general painting, refurbishing, and minor space modifications.
· Perform snow removal, general cleaning, and facility walkthroughs to identify and resolve potential maintenance or safety issues.
Preventive Maintenance & Equipment Care
· Develop and follow preventive maintenance schedules for facility systems and equipment.
· Inspect, maintain, and repair equipment and tools according to manufacturer specifications.
· Maintain accurate records of inspections, repairs, and parts used.
· Coordinate seasonal and routine maintenance activities including snow removal, landscape upkeep, and sprinkler startups.
Safety & Compliance
· Maintain safety practices and address unsafe working conditions promptly.
· Support compliance with applicable safety and regulatory standards.
· Acquire knowledge of water and gas valve locations and map them for emergency reference.
· Respond to facility emergencies promptly and follow reporting protocols.
Vendor & Contractor Coordination
· Schedule, oversee, and ensure contractor work is performed satisfactorily and within budget.
· Verify vendor credentials and coordinate service quality inspections.
· Review contractor work and communicate any issues to leadership.
Team Leadership & Training
· Lead by example and mentor Maintenance Tech I and Groundskeeper staff.
· Participate in onboarding and identify training needs for team members.
· Support development of technical competencies across the maintenance team.
Organization, Inventory & Fleet Management
· Maintain an organized workspace including tools, parts, and company vehicles.
· Ensure inventory levels of maintenance supplies are sufficient and track usage.
On-Call & Emergency Response
· Participate in scheduled after-hours on-call rotation to handle facility emergencies.
· Respond quickly to urgent maintenance needs such as flooding, power outages, or temperature issues.
· Document after-hours incidents and coordinate follow-up repairs.
Additional Duties
· Perform other duties as assigned in support of Diversus Health’s mission and operational excellence.

Qualifications & Skills
Education & Experience
· High school diploma or equivalent required.
· Minimum 3 years of professional maintenance experience.
· Proficient in multiple trades including carpentry, plumbing, electrical, drywall, painting, and refurbishing.
· Experience overseeing contractors and leading a maintenance team preferred.
Skills & Competencies
· Strong mechanical aptitude, problem-solving, and troubleshooting skills.
· Ability to perform work with a high degree of accuracy in a fast-paced environment.
· Excellent communication and interpersonal skills for interacting with diverse staff and contractors.
· Commitment to safety, quality, and teamwork.
· Valid driver’s license with an acceptable MVR under organizational insurance policy.

Work Environment & Physical Requirements
Work Environment:
· Work performed across multiple Diversus Health facilities including offices, clinics, and outdoor areas.
· Exposure to varying temperatures, noise levels, mechanical rooms, rooftops, and exterior grounds.
· May occasionally be exposed to chemicals, dust, and maintenance materials following safety guidelines.
· Flexible schedule including evenings, weekends, or on-call shifts as needed.
Mobility Clause: This position requires flexibility to work at various Diversus Health locations based on operational and business needs. While a primary work site will be designated, employees may be reassigned temporarily or permanently to
alternate sites to ensure adequate coverage, respond to facility needs, or support organizational initiatives. Reasonable notice will be provided whenever possible.
Physical Requirements:
· Ability to stand, walk, bend, stoop, kneel, reach, and climb ladders or stairs.
· Ability to lift, carry, push, or pull up to 50 pounds regularly and up to 75 pounds with assistance.
· Sufficient visual acuity and manual dexterity to operate tools, equipment, and vehicles safely.
· Ability to use computers and mobile devices for documentation, work orders, and communication.
