JOB SUMMARY
The Acquisitions Analyst will be responsible for assisting the acquisitions team with the underwriting and due diligence process for all existing asset acquisition opportunities across target US markets, as well as assisting in the preparation of investment materials for investment committee, investors, lenders, partners and other stakeholders. Applicants must have strong analytical and quantitative skills, with excellent financial acumen and proficiency in commercial real estate. Applicants must have dynamic verbal and written communication skills and strong interpersonal abilities.
DUTIES AND RESPONSIBILITIES INCLUDE, BUT ARE NOT LIMITED TO:
- Perform underwriting analyses on new acquisition opportunities which include: cash clow analysis, return on cost and IRR projections, sensitivity analyses, partnership structures and financing scenarios, projecting profit-sharing splits using cash waterfalls, retail lease analysis and comparison, and other financial analysis as required.
- Prepare investment presentations and packages for investment committee, investors, lenders, partners, and other constituents.
- Compile and analyze market research data on existing and proposed competing properties, sales and leasing comparable, and other macro and micro market factors.
- Coordinate due diligence and closing items relating to project specific requirements and Subtext’s diligence checklist; coordinate lender and equity partner due diligence process/requests.
- Review performance of investments compared to initial underwriting.
- Assist in future capital events including refinances, recapitalizations and dispositions.
- Working cross functionally within Subtext’s departments.
REQUIREMENTS
- Bachelor’s degree from an accredited college or university with a focus in Business, Finance/Economics, Real Estate, or related discipline.
- 1-3 years of experience in commercial/multifamily real estate.
- Excellent verbal and written communication skills.
- Ability to work independently and react quickly in a demanding fast-paced environment.
- Entrepreneurial and self-motivated, with the ability to work equally well on own as well as in a team environment.
- Ability to manage multiple projects at one time, balance priorities and deadlines.
- Strong working knowledge of MS Office Suite.
