CVR is looking for a professional, well-organized, compassionate individual with great attention to detail to serve as a RFTA specialist.
The Request for Tenancy Approval (RFTA) is a required HUD form that the family provides to the owner. The owner completes it with information about the unit regarding unit size, rent, address, and utility responsibilities. The family returns it to MPHA. The RFTA provides MPHA with information necessary for the calculation of rent portions and the drafting of the Housing Assistance Payment Contract (HAP) . The RFTA is not a lease; however, it’s required that a landlord complete the RFTA when he/she has determined he/she is willing to enter into an assisted lease with the family.
The participant submits the RFTA to staff who must determine affordability for the family and calculate HUD’s Rent Reasonableness of the unit cost. Rent Reasonableness requires staff being able to locate 3 comparable units of similar size, type and locations that have a gross rent (rent plus tenant paid utilities) that is equal to or greater than the rent requested
The ideal candidate will have flexible availability as the required work may have peaks and valleys. This position will service participants in assisting low-income families and individuals, who may include homeless, elderly or disabled, to secure affordable housing and improved living conditions with the goal of an improved quality of life and self-sufficiency. Responsible for completing the ongoing, annual and interim examinations for the Housing Choice Voucher Program participants such as notifying participants of results, monitoring unit transfers and making annual rent adjustments.
This position performs various Housing Choice Voucher program activities including, but not limited to:
- Processing applications for eligibility and screening, requesting family and landlord documentation, reviewing and verifying information.
- Processing applications for reexaminations, requesting family and landlord documentation, reviewing and verifying information.
- Accurately and timely calculating annual income, assets and deductions from documentation provided by the family, updating applicant records and tracking.
- Review unit and leasing documents.
- Process Housing Assistance Payment contracts.
- Reviewing documentation with attention to detail.
- Utilize computer programs to prepare correspondence and reports, requesting verification documents from landlords.
- Verifying eligibility for program assistance, reviewing leases, determining rent assistance portion, all in conformance with established rent assistance policy, and prescribed performance standards.
- Candidates must show a high level of customer service with regard to emails, calls, text messages, etc.
- Candidates must meet daily and weekly goals with a high level of quality and accuracy.
- Candidates must be able to use a computer with Internet and Microsoft Suite, be organized, show proper time management skills, take direction from supervisors, demonstrate strong customer service skills, and show strong teamwork and the ability to work alone.
