About the Position:
The Commercial Real Estate Property & Leasing Manager is responsible for overseeing the day-to-day operations, financial performance, and leasing activities of a portfolio of commercial properties. This role ensures properties are well-maintained, profitable, and fully leased, while also managing tenant relations and coordinating property improvements. Based in Las Vegas, this position requires travel to Reno, NV, to oversee operations and leasing efforts across the portfolio.
Key Responsibilities:
Property Management:
- Oversee the daily operations of commercial properties, ensuring maintenance, security, and compliance with local regulations.
- Manage property budgets, including expense control, financial reporting, and forecasting.
- Coordinate with vendors, contractors, and service providers for property upkeep and capital improvements.
- Leverage all internal and external resources to optimize quality, cost and speed.
- Develop and implement operational strategies to enhance property value and efficiency.
- Produce an Annual Road Map to include individual property plans, financial performance, CPX and improvements, marketing strategy and date/delivery expectations by Period/Quarter
- Handle tenant concerns, disputes, and maintenance requests in a timely and professional manner.
- Ensure all properties comply with safety regulations, lease agreements, and company policies.
- Conduct regular property inspections and address any operational deficiencies.
- Establish Property Standards Report Card to clearly identify expectations across all KPI metrics (quality, financial performance, etc.)
Leasing & Tenant Relations:
- Develop and execute leasing strategies to maintain high occupancy rates and maximize rental revenue.
- Identify and secure new tenants while managing lease negotiations, renewals, and terminations.
- Build and maintain relationships with tenants, brokers, and commercial real estate professionals.
- Market available spaces through broker networks, digital listings, and promotional campaigns.
- Monitor market trends and competitive leasing activity to adjust pricing and leasing strategies.
- Work with legal teams to ensure all lease agreements comply with company policies and regulatory requirements.
- Track lease expirations, rental adjustments, and tenant performance.
