Description

SCOPE:

Rental Maintenance Tech is responsible for responsible for performing routine maintenance and repairs on rental properties, including plumbing, electrical, HVAC systems, carpentry, and minor appliance fixes, responding to tenant maintenance requests promptly, and ensuring the overall upkeep of Lakeshore Assets to maintain their value and resident satisfaction; often requiring on-call availability to address urgent issues.

 KEY RESPONSIBILITIES:

  • Maintenance Requests:
    • Respond to tenant maintenance requests by diagnosing issues, scheduling repairs, and completing tasks like fixing leaky faucets, clogged drains, malfunctioning appliances, and minor electrical problems.
  • Preventative Maintenance:
    • Perform routine inspections of rental units, common areas, and building systems to identify potential issues and complete preventative maintenance tasks like filter changes, appliance checks, and minor repairs before they become major problems.
  • General Repairs:
    • Perform a variety of repair tasks including drywall patching, painting, door and window replacements, minor plumbing repairs, basic electrical work, and minor carpentry.
  • Appliance Installation and Repair:
    • Install new appliances, diagnose and repair malfunctioning appliances within units, and coordinate with vendors for appliance replacements when necessary.
  • Emergency Repairs:
    • Respond to emergency maintenance calls outside of regular working hours, including water leaks, power outages, and heating/cooling issues.
  • Building Systems Maintenance:
    • Monitor and maintain building systems like HVAC units, water heaters, fire & carbon monoxide alarms, and security systems.
  • Vendor Management:
    • Coordinate with outside contractors for complex repairs, obtaining quotes and overseeing work completion.
  • Documentation:
    • Maintain detailed records of repairs, work orders, parts inventory, and inspection reports.
  • Safety Compliance:
    • Adhere to all safety regulations and procedures while performing maintenance tasks.
  • Other responsibilities deemed necessary by supervisor

QUALIFICATIONS:

  • Technical Skills:
    • Strong understanding of basic plumbing, electrical, HVAC systems, carpentry, and general building maintenance practices.
  • Problem-Solving:
    • Ability to diagnose issues quickly and efficiently to determine the best course of action for repairs.
  • Physical Ability:
    • Capability to lift heavy objects, climb ladders, work in confined spaces, and perform physical tasks throughout the workday.
  • Customer Service:
    • Excellent communication skills to interact with tenants, address concerns, and provide updates on repair status.
  • Time Management:
    • Ability to prioritize tasks, manage multiple work orders, and meet deadlines.
  • Valid Driver's License:
    • Reliable transportation to travel to and from properties.

Physical Requirements and work environment:

  • Ability to lift 50 100 lbs. following appropriate safety procedures.
  • Work in an upright standing position for extended periods of time.
  • Crawl in small and tight spaces.
  • Work in different environmental working conditions (e.g., heat, cold, wind, rain).
  • Walk and climb stairs, handle, finger, grasp and feel objects and equipment; Reach with hands and arms; Communicate, receive and exchange ideas and information by means of the spoken and written word.
  • Ability to navigate the property/building quickly and easily as required to meet the job functions.
  • Repeat various motions with the wrists, hands and fingers.
  • Ability to detect auditory and/or visual emergency alarms.

EDUCATION & EXPERIENCE:

  • High school diploma or equivalency. Requires a minimum of two (2) years general experience in building trades
  • Bilingual preferred
  • Proficient in Microsoft Office Suite

COMPENSATION: $18.00 - $20.00/Hour (Based on experience) salary plus 5% quarterly bonus and 20% housing discount
