This is an exciting opportunity for a motivated, organized and quality-minded manager. Advancement and professional development opportunities to expand responsibility for other branch operations. Responsible for supervising a crew of maintenance personnel, daily scheduling, preparing estimates and proposals, managing computer-based work- order system, interacting with homeowners, vendors, HOA community managers, periodic property inspections, and administration of time sheets and expense reporting.

 

  • Supervise a crew of two plus maintenance technicians 
  • Manage computer-based work-order system, and ensure completion of work
  • Maintain excellent relations with owners/residents through fast, well-done, efficient work completion
  • Grow the maintenance operation to achieve goals set forth by leadership
  • Manage daily scheduling of crew members and resource allocation Organize and set up maintenance projects
  • Set up maintenance schedules
  • Prepare estimates and proposals
  • Track job information in spreadsheets
  • Manage time sheet records and expense reporting
  • Adhere to the maintenance portion of the budget
  • Purchase maintenance and construction supplies
  • Complete periodic inspections of grounds, common area buildings, structures and advice supervisor if needed
  • Plus other work related tasks as needed

Essential Duties and Responsibilities: Management of people and processes 

• Prepare Scope of Repair and/or Scope of Work
• Send out prepared scope in a usable Request for Proposal (RFP) format.
• Respond to Request for Information (RFI’s) from bidding contractors in a timely manner.
• Conduct pre-construction meetings, on-site when appropriate.
• Perform project Safety Checks.
• Make scheduled site visits and document project with Daily Report in approved format.
• Document and provide resolution to major project incidents by completing Occurrence Reports.
• Photo document site visit with progress photos
• Schedule site visit to compile Punch List items and schedule repairs with contractor
• Schedule and conduct Final Inspection and finalize project
• Attend weekly Construction Services team meetings
 
Plus other work related tasks needed

Qualifications

Qualifications: 
Knowledge, Skills, Abilities, and Other Qualifications:

• Must have project management experience for a construction company
• Skill in organization and analytics
• Skill in attention to detail, decision making, and problem solving
• Skill in identifying potential risks and providing solutions
• Ability to prioritize and handle multiple assignments
• Ability to be diplomatic
• Ability to perform duties with limited supervision
• Ability to utilize different computer software programs
• Ability to lead large projects
• Ability to effectively communicate both verbally and in writing
• Ability to be professional in appearance and presentation
• Ability to work in a fast paced environment
Ability to work a flexible schedule in order to meet deadlines

Education and Experience:
• Project Manager Certified 
• 3 years of experience in the construction or civil engineering industry required
• 5 years of experience as a project manager preferred
• 5 years of experience as an estimator preferred

  • 3+ years of maintenance experience required
  • Previous maintenace experience in property management strong desired
  • Previous supervisor/management experience strongly desired
  • Knowledge of Homeowner Association Management industry preferred
  • Must be able to speak, read and write English. Spanish speaking skills are a plus
  • Excellent  people  skills, well-spoken and professional
  • Enjoy working in a fast paced environment
  • Must be well organized and be able to multi-task Must be a proficient problem solver
  • Must know how to use tools, supplies, materials, chemicals in a manner that does not endanger self, other employees, residents, the environment or the public in general


Pay and Benefits:
$90,000 annual salary per year
