JOB SUMMARY: This position is responsible for the management of the real estate appraisals, evaluations, and validations for real estate properties in the banks lending portfolio.

 

ESSENTIAL JOB FUNCTIONS:

  • Order and track real estate appraisals when received from Loan Officers, Fixed Rate Mortgage, Asset Recovery and Real Estate Processors.
  • Review each appraisal for completeness, quality, accuracy, and consistency by completing a checklist or review process.
  • Manage appraisals throughout the full process to ensure all are received in a timely manner and invoices are paid timely.
  • Maintain the Board of Directors approved appraisers list, research and recommend new appraisers when needed.
  • Act as liaison between appraisers, loan officers, and bank employees to provide professional, prompt service and insure independence for each transaction, addressing concerns to the appraisal process and facilitating questions or disputes to the information provided or excluded from the appraisal.
  • Coordinate appraisal imports to be imaged to loan files
  • Determine when a new appraisal is required or when another valuation method, such as an appraisal validation or an evaluation, is acceptable based on policy, procedure and regulation.
  • Review existing appraisals on commercial and residential properties to determine whether the lending value remains appropriate.
  • Inspect subject properties to assess physical condition and identify any improvements or maintenance needs that may result in a change of value.
  • Research market databases providing current real estate sales, tax and land records.
  • Research, gather, and maintain data regarding economic, industry, demographic and local market conditions and trends that might affect real estate values.
  • Gather pertinent data through interviews with brokers, realtors, appraisers, property managers, community leaders, etc. or through articles in newspapers, magazines, internet, etc. to remain knowledgeable of appraisal review processes.
  • Prepare and present the results of analysis in a clear and concise written format; which may include estimating a propertys market value for a real estate evaluation, performing an appraisal review, validating an existing appraisal, or other relevant reports.
  • Keep up-to-date on federal regulations regarding appraisals and ensure the banks compliance; recommend revisions to appraisal policy and procedures as needed.
  • Update appraisal procedures to align with annual policy and underwriting procedure changes as needed
  • Ensure professional, prompt service and independence for each valuation performed, proficiently supporting any potential value concerns or disputes.
  • Must be able to meet attendance and punctuality standards.
  • Effectively work and cooperate with supervisors, co-workers and customers.
  • Follow the direction of the supervisor.

 

ADDITIONAL RESPONSIBILITIES:

  • Assist/back up Loan Risk Department team members.

Perform other duties and projects as required by management

MINIMUM QUALIFICATIONS FOR CONSIDERATION:

  • High school diploma or equivalent.
  • Bookkeeping clerical experience including filing, letter writing, etc.
  • Able to use calculator.
  • Proficient computer, 10-key, and typing skills.
  • Proficient in Windows Applications, MS Word, MS Excel, AS400, and Synergy.
  • Real Estate or Appraisal related experience preferred.

PHYSICAL REQUIREMENTS

This work is sedentary and requires the following physical activities:

  • Sitting for long periods of time; occasional bending, squatting, kneeling, stooping; good finger dexterity and feeling; frequent repetitive motions; talking, hearing, and visual acuity.
  • Frequent lifting (up to 25 pounds of paper supplies or minor office equipment).
  • Regular travel to property locations.
