This position manages, supervises and leads regular activities and special projects related to all buildings, food service, grounds, parking lots, and properties cared for by the Scarritt-Bennett Center. The Facilities and Maintenance Manager is responsible for maintaining the physical integrity of the property at all times. This involves insuring a safe and secure living environment for residents, guests, visitors, and staff. It is the duty of the Facilities and Maintenance manager to anticipate, identify, and correct all problems involving the property and to implement procedures that will prevent such problems. An effective program of maintenance is essential to:

  • Maintain a safe environment.
  • Cultivate guest and resident satisfaction.
  • Protect the investment of the Scarritt Bennett Center.

Primary Job Responsibilities:

  1. Conduct all business in accordance with company policies and procedures, state and federal laws; e.g., OSHA, ADA, Fair Housing, etc.
  2. Plan and monitor budget expenditures by inspecting buildings and equipment, planning and budgeting for capital expenditures, major repairs, and renovations for both short and long range needs.
  3. Provide tactical direction and implementation of maintenance appropriate to the organizations needs and is responsible for all activities in support of property operations.
  4. Strategically develop long-range and preventative maintenance planning of facility use, new buildings, campus renovations, and deferred maintenance.
  5. Keep MSDS sheets current and readily accessible. Maintain thorough knowledge of pertinent laws of EPA and OSHA regulations governing property storage and management of hazardous materials, including solvents, flammables, caustics, and refrigerant.
  6. Report all major repairs prior to any expenditure of funds. Follow purchasing procedures on how the approval process.
  7. Determines all maintenance needs of the entire campus. Handle all projects and expedite all emergency work orders. Maintain accurate records regarding monthly preventive maintenance and safety inspections, service requests (received and completed), expenditures, apartment make-ready status, work-in-progress, etc.
  8. Ensures buildings, grounds, and equipment are properly working and efficiently maintained.
  9. Works with fire, and other regulatory inspectors in physical review and evaluations of buildings, equipment and property related to safety, security, maintenance, and codes.
  10. Maintains property for safety of all guests, residents, and staff at all times, including during inclement weather.
  11. Collaborates with external parties to manage Center properties.
  12. Non-traditional work schedule to include weekends and after hours.
  13. Other duties as assigned.

Qualifications

Qualifications:

  1. Bachelors degree required with a minimum of at least 5 years professional experience in facility operations and grounds management.
  2. Minimum of 3 years of related experience related to hvac systems, mechanical systems. Knowledge of related federal and state laws and regulations
  3. Knowledge of policies, ability to use discretion, judgment, and initiative to make independent decisions.
  4. Effective verbal and written communication, leadership, organizational, training, delegation skills, and excellent crisis management skills. Must be able to perform multiple concurrent tasks.
  5. Should possess computer skills and knowledge of word processing and spreadsheet software packages.
  6. Position requires lifting and moving of furniture (i.e. table and chairs) at times.

Physical Requirements:

  1. Required to wear back support belt, wear goggles when working with specific equipment, wear masks and gloves and other safety equipment as tasks dictate. Appropriate shoes must be worn.
  2. Constant need to be on feet.
  3. Have constant need to perform the following physical activities:
  • Bend/Stoop/Squat/Knee: Perform routine maintenance/repairs, pick up tools and needed equipment.
  • Climb Stairs: Service requests, make-ready needs for 2nd and 3rd floors.
  • Push or Pull: Move equipment, appliances, open and close doors, etc.
  • Reach Above Shoulder: Perform routine maintenance/repairs, remove equipment, parts, etc.
  • Climb Ladders: Perform routine maintenance/repairs.
  • Grasp/Grip/Turning: Handle tools and equipment, perform routine maintenance/repairs.
  • Finger Dexterity: Handle tools and equipment, perform routine maintenance/repairs.
  • Constant need to perform the following physical activities:
  1. Writing: Inventory maintenance, requisition requests, required maintenance reports
  2. Lifting/carrying (supplies, replacement parts, ladders, etc.):

Over 150 lbs. Rare need

75 - 150 lbs. Occasional need

25 - 75 lbs. Frequent need

1 - 25 lbs. Constant need

NOTE: Lifting and carrying weights exceeding 50 lbs. is often accomplished with assistance from one or more persons.

Vision Requirements

Constant need to document maintenance and complete forms, review manuals and operating instructions, read cautionary labels, respond to written instruction from staff and residents. Constant need to see small detail when performing routine maintenance duties. Frequent need to see things clearly beyond arm's reach (observe problems throughout the property).

Hearing Requirements

Constant need to communicate with assistants, resident staff, vendors and residents. Must use listening skills to diagnose needed repairs, etc.

Speaking Requirements

Constant need to verbally communicate with staff, residents, guests, and vendors.

Driving/Traveling Requirements

Frequent need to utilize personal transportation to pick up replacement parts and supplies from vendors. May occasionally require expedient travel to property at moments notice. Pick up and deliveries to the campus.

Must have valid driver's license and automobile insurance coverage.

Working Environment

Indoors. Frequently outdoors, all conditions, often for extended periods.

Occasional exposure to paint fumes, solvents, adhesives, etc.

Frequent need to work in awkward and confining positions.

Reasoning Development

HIGH. Must be able to apply principles of logical thinking to define problems, collect pertinent data, establish facts, draw valid conclusions and initiate appropriate course of action. Must effectively convey ideas, images and goals to a diverse group of personalities.
