In the performance of their respective duties and responsibilities all employees are expected to conform to the following:

Position Summary     
The Maintenance Technician performs maintenance related skilled, semi-skilled and non-skilled tasks working with other staff and independently

 

ESSENTIAL DUTIES AND RESPONSIBILITIES   (*CF indicates Critical Function)

  • Completes Work Order information and other required logs on Worxhub using provided tablets and computers (*CF)

  • Works alone and/or with others performing maintenance tasks and work orders

  • Communicates to supervisors and other staff about assigned work

  • Completes all required training and in-services

  • All other duties as assigned

 

 

EXAMPLE ESSENTIAL TASKS –

Maintenance Tech is to be able to independently complete tasks similar to these in a timely manner and has extensive experience doing so in a work environment. Included in completing each task is selecting tools, materials and equipment needed for the task:

  • Perform routine property and equipment inspections

  • Replace light bulbs, thermostats, smoke/CO detectors, lighting fixtures, door knobs, flapper balls, switch plates, window screens,

  • Painting, interior and exterior, including minor repairs

  • Conduct checks, upkeep, monitoring and maintenance of pool & spa

  • Hang/install items on walls and ceilings

  • Minor repairs to furniture, doors, equipment, etc.

  • Apply caulk and other such materials in an acceptable manner

  • Unclog sinks, toilets using plungers and snakes

  • Perform miscellaneous grounds tasks, including  participating in snow removal operations during scheduled shift and as needed

  • Assist other Maintenance staff as requested

 

GENERAL SKILLS AND ABILITIES

  • Maintains high standards for work areas, attitude and appearance

  • Demonstrates maturity in judgment and behaviors

  • Able to work a flexible schedule, including evenings, weekends and/or holidays

  • Maintains predictable and reliable attendance, including making necessary plans for things that may come up that would prevent you from being at work for your scheduled shift on time, wearing the appropriate uniform as assigned

Qualifications

  1. High school diploma, or HSE

  2. Must have demonstrated working knowledge maintenance type work

  3. Valid NYS driver’s license

  4. Excellent customer service and verbal communication skills

  5. Ability to read and comprehend instructions, short correspondence, memos, and instruction manuals

  6. Demonstrated ability to operate a computer and function with work order software

  7. Ability to multitask

  8. Demonstrated knowledge of appropriate skills for communicating with individuals of all ages, especially the geriatric population
