Job Summary:

The Building Maintenance Technician is responsible for the general cleaning, upkeep and maintenance of the building, equipment, grounds, and motor pool. The position has irregular work hours which may include evenings and weekends in conjunction with company special events. Coordinates tasks and supplies needed to keep the building maintained; provides assistance as needed for mailroom, events set-up and other special projects.

Duties/Responsibilities:

• Building

• Performs and/or supervises preventive maintenance/repairs according to prescribed schedule.
• Provides janitorial services not performed under contracted services, as required.
• Coordinates and/or performs janitorial services required during special events.
• Assists Engineering with monitoring of building systems (electrical, plumbing, heating/air conditioning as required.
• Recognizes need for maintenance and/or repairs and contacts appropriate services for system repair maintenance.
• Coordinates annual and/or one-time service contracts with vendors for services with budget funds.
• Monitors services of contractors to ensure high performance and services as required by contract.
• Recommends annual service contracts including modifications in existing contracts.
• Oversees warehousing storage areas.
• Coordinates storage with appropriate departments.
• Oversees warehousing of furniture, files, supplies, etc.
• Maintains and coordinates building security on an ongoing basis including keying system for doors vehicles, etc., fire systems.
• Keeps master building keys secured.
• Maintains listing of key codes for maintenance purposes.
• Set up of conference rooms, teleconference centers, and other locations for public functions as requested.

• Grounds

• Oversees and/or performs maintenance and repair of grounds, including grass cutting.
• Monitors and maintains driveway, sidewalks and parking spaces on a daily basis.
• Oversees security of building and grounds at end of workday.

• Motor Pool

• Maintains annual inspection, licenses, etc. for all WHRO vehicles.
• Oversees vehicles repairs, maintenance and warranty work.
• Completes minor maintenance as needed for fluids, tire pressure, etc.
• Ensure vehicle lock up and safety on a daily basis.

• Supplies

• Recommends, orders, maintains, as needed, motor pool, grounds and building maintenance supplies.

• General

• Serve as first back up for the Mailroom Administrative Aide.
• Other duties as assigned

Required Skills/Abilities:

• Operate a forklift
• Ability to take initiative, work with limited directions, solve problems and communicate effectively.
• Must have valid Virginia driver's license.

Education:

• High school Diploma or GED. Four to five years previous experience in related field with an emphasis on skills needed to take on small mechanical, plumbing and carpentry projects.

Experience:

• Email and computer experience

Additional Eligibility Qualifications:

• HVAC experience desired
