The Maintenance Worker reports to the Superintendent and/or the Site Director and Director of Operations depending on the site staffing structure. Responsibilities include the overall maintenance and care of the grounds, parking areas and common area facilities of the property in an effort always maintain a standard of a clean and orderly environment. If a site has a Superintendent than Maintenance Workers will receive repair assignments from them. On sites that have no Superintendent the Maintenance Worker receives maintenance repair assignments from the Site Director/Director of Operations. If working under a Superintendent, the MW must also respond, and report all concerns and complaints of clients in a positive and courteous manner at sites with a Superintendent. If there is no Superintendent, then these communications must be given directly to the Site Director/Director of Operations. Depending on the site coverage the MW can be on 24-hour services call for emergencies. Failure to provide adequate services may result in unsafe or poorly maintained/unsafe unit and building conditions and may result in termination of employment. MW will work with Program staff to provide weekly building inspection reports as requested by Administration.


• Manage maintenance and repairs to shelter units

• Conduct inspections of shelter units for needed services and repairs

• Coordinate emergency and regular repairs and coordinate repairs to buildings

• Work with Operations Department to ensure that Fire protection systems and equipment are properly maintained.

• Ensure that site grounds are maintained.

• Coordinates with Superintendent (if applicable), Site Director and the Operations Department on the maintenance and repairs to structural, mechanical and electrical systems.

• Coordinates with Superintendent (if applicable), Site Director and the Operations Department the maintenance and repairs of boilers, heating and ventilation systems.

• Coordinates with Superintendent (if applicable), Site Director and the Operations Department the maintenance and repairs of building interiors and exteriors

• Coordinate maintenance ordering and inventory control for general building repairs with Superintendent (if applicable), Site Director and the Operations Department.

• Coordinates with Superintendent (if applicable), Site Director and the Operations Department for the maintenance and repairs to appliances including stoves, refrigerators and washing machines.

• Supervises maintenance/porter staff (if applicable) in order to ensure a positive and healthy work environment

• MW will conduct all job duties as required Superintendent (if applicable), Site Director and the Director of Operations.

The following duties are applicable at sites without a Porter:

• Daily cleaning of all common areas including but not limited to the community room, fitness area, elevators, elevator lobbies, laundry centers, hallways and model unit as designated by the Site Director/Director of Operations.

• Sweep all assigned areas, stairways, halls, laundry centers, building entrances and common areas.

• Wet mop and vacuum all public areas stairways, hallways, laundry centers, building entrances and common areas. Always post safety/caution warnings such as: ‘Slippery When Wet’ 

• Empty garbage containers in all common areas.

• Dust all furniture and fixtures in the common areas.

• Report all notable concerns such as vandalism, missing light bulbs or fixtures, missing smoke detectors or extinguishers in the common areas to the Maintenance Supervisor.

• Keep the property, trash receptacle areas, hallways, common areas, garages and/or parking lots, in a neat and orderly manner preventing trash or debris from accumulating—monitoring at the beginning of the morning shift and continually throughout the day for trash and debris. Depending upon the property, it may be required to vacuum and/or blow clear hallways, parking areas and/or breezeways two or three times a week as needed. 



EXPERIENCE: Three (3) to Five (5) years of Maintenance Worker Experience.

EDUCATION: HS Diploma or GED Equivalent


• Minor Electrical

• Minor Plumbing

• Minor Carpentry (Sheetrocking, Ceiling Tiles, Molding)

• Painting • Tiling (Floor/Wall)

• Physically lift 100 lbs.

• Endurance and ability to visit entire job site, including stairs or other elevated structures.

• Communicate using the following tools: telephone, fax machine, written logs, email, computer, cell phone.

• Monitoring jobsite general health and safety.

• Customer Service – Manage difficult or emotional client situations; responds to requests for service and assistance and meets commitments.

• Oral Communication – Speaks clearly, listens and gets clarification.

• Written Communication – Writes clearly, able to read and interpret written information • Adaptability – Adapts to changes in work site changes to address staff shortages/needs at other BPHN locations.

SUPERVISION: Occasionally instructs or assists other employees. Sometimes delegates work assignments to others as directed by supervisor.
