GENERAL SUMMARY:  

Under direct supervision of the Buildings Systems and Support Services Manager, the Maintenance Mechanic provides maintenance to library HVAC facilities and assists in maintaining plumbing, electrical, and other mechanical systems.  Responsible for preventative maintenance schedule and responding to emergency or immediate problems.  Works with library staff and outside contractors.

 

ESSENTIAL JOB FUNCTIONS:

  • Provides the proper maintenance and operations of all library HVAC systems, buildings, and facilities.
  • Assists with scheduling and monitoring routine preventive maintenance visits (e.g. HVAC repair, locksmith, landscaping, storm water pond, etc.).
  • Performs routine preventive maintenance to ensure that equipment runs smoothly, buildings systems operate efficiently, and the physical condition of buildings does not deteriorate.
  • Responds to approved maintenance requests from branches by assigned deadlines.
  • Performs maintenance and repair work for library buildings and equipment.
  • Assists with supervising and/or working with outside or in-house laborers in carpentry, roofing, sheet metal, masonry, painting, plumbing, heating, air conditioning, electrical or related building, grounds and equipment repair work.
  • Assists in diagnosing, planning, and carrying out projects in the buildings.
  • Uses common hand and power tools such as screwdrivers, saws, drills, wrenches, hammers, and lawn equipment, as necessary.
  • Responds to reports and/or alarms of fires, vandalism and other emergencies at library facilities and takes corrective and protective measures required.
  • Installs ceiling and carpet tiles, as necessary.
  • Assists in maintaining landscaping, hardscaping, and outdoor areas, when necessary.
  • Insures timely and adequate snow removal from all facilities.  May shovel snow, when necessary.
  • Maintains safe work environment and ensures that safety standards are followed.
  • Assists in maintaining records of work performed and services rendered.  Prepares maintenance activity reports.
  • Documents and tracks ongoing repair and maintenance issues related to HVAC.
  • Drives maintenance vehicle in carrying out field assignments.
  • Drives delivery van or other vehicles to deliver or collect library materials, if necessary.
  • May assist with renovation projects, evaluating vendors, and making recommendations.
  • Keeps all work vehicles and tools clean and in good working order.
  • Performs other duties as assigned.

Qualifications

CRITICAL SKILLS/EXPERIENCE:

  • Graduation from high school or equivalency. 
  • Environmental Protection Agency (EPA) Certification
  • 5 years of experience in industrial or commercial building maintenance field.
  • Excellent communications skills.
  • Thorough knowledge of the methods, techniques and practices of maintenance, renovation and repair of buildings and related facilities and equipment.
  • Good working knowledge of materials, supplies, equipment and practices used in maintenance, carpentry, roofing, sheet metal, HVAC, plumbing, masonry, painting and electrical work.
  • Working knowledge of the operation and care of equipment, tools, and supplies related to the maintenance, renovation and repair of buildings and facilities and of work hazards and precautionary measures.
  • Knowledge of the procedures for safe and efficient operation of passenger and light commercial vehicles.
  • Ability to diagnose equipment failures and maintenance needs and to plan effective corrective action.
  • Ability to solve mechanical, plumbing, and/or electrical problems.
  • Ability to read building blueprints.
  • Skill in the use of a wide range of tools and equipment of the building and mechanical trades.
  • Knowledge and skills necessary to work effectively as part of a team toward the achievement of common goals and objectives.
  • Ability to work independently.
  • Physical ability to perform maintenance tasks including ability to lift and carry objects weighing up to 50 lbs., to bend, stoop, and climb ladders.

 

EQUIPMENT:

Hand and power tools, lawn equipment, hand truck, ladders, test equipment, personal computer, personal lift up to 35 feet.

 

PHYSICAL AND ENVIRONMENTAL CONDITIONS:

Works mainly in normal heat and light conditions.  Some exposure to unheated or air conditioned areas.  May work outdoors in extreme weather conditions.  Work environment may be dusty or dirty with possible exposure to disagreeable odors and some hazardous conditions. Performs a variety of tasks in a single day, generally at a number of locations.  May stand for long periods.  Work requires a considerable amount of physical activity.

 

OTHER REQUIREMENTS:

Valid Driver’s license in good standing.

Exempt

 

SCHEDULE/HOURS:

37.5 hours per week; flexibility may be required in certain situations.
