GENERAL SUMMARY:

Under the supervision of the Buildings Systems and Support Services Manager, the Maintenance Technician is responsible for performing and assisting with building, building systems and facilities maintenance to ensure excellent curb care and upkeep of all library facilities. Works with Library staff and outside contractors

 

ESSENTIAL JOB FUNCTIONS:

  • Provides and assists with the maintenance and operations of all library buildings, facilities, and grounds, including storm water management.
  • Completes routine preventive maintenance visits to ensure buildings systems operate efficiently, and the physical condition of buildings does not deteriorate.
  • Responds to approved maintenance requests from branch staff by assigned deadlines.
  • Performs maintenance and repair work for library buildings and equipment.
  • Assist the Maintenance Mechanic in performing maintenance and operations of all library HVAC, electrical and plumbing systems, buildings and facilities.
  • May supervise and or participate in the work of outside or in-house work in carpentry, roofing, sheet metal, masonry, painting, plumbing, heating, air conditioning, electrical or related building, grounds and equipment repair work. 
  • Uses common hand and power tools such as screwdrivers, saws, drills, wrenches, hammers, and lawn equipment.
  • Responds to reports of fires, vandalism and other emergencies at library facilities and takes corrective and protective measures required.
  • Inspects all Library facilities Fire Extinguishers monthly.
  • Maintains stock of maintenance supplies.
  • Serves as primary back up driver to library delivery service, and housekeeping.
  • Installs ceiling and carpet tiles, when necessary.
  • Insures timely and adequate snow removal from all facilities,   May shovel snow, when necessary.
  • Maintains safe work environment, follows all safety standards.
  • Documents and tracks ongoing repair and maintenance issues.
  • Drives maintenance vehicle in carrying out field assignments.
  • Drives delivery van or other vehicles to deliver or collect library materials, when necessary.
  • Keeps all work vehicles and tools clean and in good working order.
  • Performs other duties as assigned.

Qualifications

CRITICAL SKILLS/EXPERIENCE:

  • High School Diploma or G.E.D, preferred.
  • 1 year of experience working in industrial or commercial building maintenance field. 
  • Valid Driver’s License in good standing and a working vehicle.
  • Thorough knowledge of the methods, techniques and practices of maintenance, renovation and repair of buildings and related facilities and equipment.
  • Good working knowledge of materials, supplies, equipment and practices used in maintenance, carpentry, roofing, sheet metal, HVAC, plumbing, masonry, painting and electrical work.
  • Working knowledge of the operation and care of equipment, tools, and supplies related to the maintenance, renovation and repair of buildings and facilities and of work hazards and precautionary measures.
  • Knowledge of the procedures for safe and efficient operation of passenger and light commercial vehicles.
  • Ability to diagnose equipment failures and maintenance needs and to plan effective corrective action.
  • Ability to solve mechanical problems.
  • Skill in the use of a wide range of tools and equipment of the building and mechanical trades.
  • Knowledge and skills necessary to work effectively as part of a team toward the achievement of common goals and objectives.
  • Ability to work independently.
  • Physical ability to perform maintenance tasks including ability to lift and carry objects weighing up to 50 lbs., to bend, stoop, and climb ladders.
  • Ability to pass background check including, criminal, education, driving record, and social security verification.
  • Strong verbal communications skills.
  • Strong customer service skills and the ability to effectively and creatively solve problems.
  • Ability to follow directions, remain organized, and pay attention to detail.

EQUIPMENT:

Hand and power tools, lawn equipment, hand truck, ladders, test equipment, personal computer, personal lift up to 35 feet.

 

WORKING CONDITIONS:

Works mainly in normal heat and light conditions.  Some exposure to unheated or unairconditioned areas.  May work outdoors in extreme weather conditions.  Work environment may be dusty or dirty with possible exposure to disagreeable odors and some hazardous conditions. Performs a variety of tasks in a single day, generally at a number of locations.  May stand for long periods.  Work requires a considerable amount of physical activity.

SCHEDULE/HOURS:

37.5 hours per week, may include day, evening, and weekend hours. Must have the ability to be flexible and on-call for emergency situations.
