What you’ll be doing:

The maintenance General Mechanic (Maintenance Technician I) performs skilled work in the installation, operation, maintenance, modification, service and repair of all assigned task that are within the general maintenance field by using the developing knowledge, ability , and skills and desire for growth of an appropriate technician.

 

What you’ll be responsible for:

  • Complies with all applicable codes, regulations, governmental agency and company directives related to building operations and work safety.
    • Completes all assigned safety training and classes
  • Develop and maintain good business relationships with all tenants.
    • Understand and utilizes punctuality to satisfy team and tenant needs
    • Utilizes time recording program efficiently
    • Develop reliable tenant points of contacts
    • Understand tenant needs so we can provide a more productive service.
    • Keep work area and appearance clean at all times.
  • Inspects and maintain general maintenance items including but not limited to the following: lighting repairs; door hardware; lock; tenant furnishing request; window blinds, carpet repairs; cove base repairs, restroom repairs; plumbing fixtures; painting; wall repairs; building signage support; ceiling repairs; exterior repairs and clean and support CAM fountain as directed.
    • Exhibits understanding in:
      • General electrical
      • General lighting
      • General locksmith duties
      • Door operation
      • General carpentry
      • General plumbing
      • Assigned round sheets
      • Navigation of blueprints
      • Keep work area and appearance clean at all times.
  • Reviews assigned work orders estimates time and materials needed to complete repair. Orders necessary materials and supplies to complete all tasks. Pick up parts and assist in securing building engineering deliveries.
    • Utilizes Computerized Maintenance Management Systems (CMMS) system effectively
    • Utilize purchase order programs
      • Ability to complete the process from creation, edits to closing of purchase order
    • Utilize building accounting variance
      • Ability to read and edit the spreadsheet
    • Utilize assigned budgets
      • Ability to provide sound judgement and potential savings
    • Proficient in utilizing re-lamp sheets and schedules
    • Create and maintain minimum level inventory control
    • Utilize company vehicles as needed
  • Performs assigned repair service, emergency situation response/repair and preventive maintenance on assigned equipment. Completes maintenance and repair records in their entirety as required.
    • Understands emergency procedures
    • Ability to work safely / and solo
    • Utilize proper tools as their designed
      • Utilize calibrated instruments and tools required for job responsibilities
    • Utilizes LOTO ( Lock Out Tag Out) procedures
    • Utilizes Scope of Works
      • Can create a detailed SOW for review
    • Utilizes CMMS system effectively
  • Must be able to take and respond to calls and report to work at any hour of the day or night. Must be able to work nights and weekends.
  • Assist Lead Mechanic and or Building Engineer when called upon.
    • Assist other building engineers if requested / approved by Building Chief (BC)
    • Perform tasks as assigned by supervisors
  • Take a leadership role when working in area of expertise.
    • Must master two (2) building systems
  • Share skills and knowledge with all other fellow employees.
    • Ability to engage team members in a classroom environment
    • Will be tasked to provide informal assistance such as technical guidance and/or training to coworkers.
    • May coordinate work and assign tasks.
  • Assist the Building Chief in creating and overseeing the general maintenance budget accounts for building operation and capital projects.
    • Utilize building accounting variance
  • Performs other duties as assigned.
    • Assist with satellite properties as they are assigned by Building Chief
    • Assist with minor hot and cold calls
  • Develop knowledge for each of the Galleria complex buildings to include but not limited to: fire control room; main plant; mechanical rooms; emergency generator; roofs; elevator machine rooms; and stairwells.
  • Be an integral part of a team.
    • Shows positive can-do attitude at all times

What we need from you:

  • High school diploma or GED and one to two years of experience or equivalent combination of education and experience required.
  • Must be willing to take calls and report to work at any hour of the day or night.
  • Valid driver’s license required to operate company and/or private vehicle to pick up supplies/parts and/or travel to other Childress Klein locations or meeting locations.
  • Ability to respond to common inquiries or complaints from clients, co-workers, and/or supervisor is required.
  • Ability to effectively present information to an internal department and/or large groups of employee’s.
  • Ability to utilize a desktop computer and PDA for work order systems, emails, and company safety training programs.
  • Basic skills with Microsoft Office Outlook, Excel, and Word are required.
  • Ability to read, analyze, and interpret professional journals, technical procedures, and governmental regulations.
  • Ability to work with mathematical concepts such as addition, subtraction, multiplication, division, fractions, percentages, ratios, and proportions.
