Habitat of the Charlotte Region is currently seeking applicants for a Site Prep Supervisor.  This role will perform and manage tasks directly related to the initial phases of new residential construction of Habitat homes. Job Description


Basic Function:  Perform and manage others in the tasks directly related to land acquisition analysis and site development necessary to build Habitat houses, while upholding the standards of safety, partnership, quality, and team participation.


Essential Functions (other duties may be assigned):

  • Manage Land Inventory:
    • Duties include managing the following: maintenance, erosion controls, address verification, and obtaining water/sewer extensions
    • Also responsible for maintaining a property management database
  • Manage Infill Site Prep Development:
    • Duties include performing and supervising the following: permits and zoning, demolitions, clearing and grading, installing foundations, securing temporary and permanent utilities, erosion control, and all other site readiness measures
  • Manage Large Tract Site Prep Development:
    • Work at all stages of development from planning and design to implementation
    • Emphasis on site management at Construction start
  • Control Site Development Costs:
    • Implement site prep and foundation strategy to ensure economic efficiency per lot. Examples are cutting vs. filling a lot, determining appropriate house plan, determining foundation type (slab, mono slab, crawl), setting foundation height, managing sub-contractor efficiencies
  • Ensure Quality Control:
  • Develop and maintain tools to ensure subcontractor quality meets Habitat Charlotte standards
  • Utilize Habitat's administrative tools for job management, e.g., the construction manual, safety guidelines, ordering forms, etc.
  • Provide a safe working environment at all times – abiding by all Habitat Charlotte Region, OSHA, and EPA safety standards
  • Maintain Habitat equipment as assigned
  • Maintain current knowledge of building practices, industry standards, trends and Habitat Standards
  • Assist in Site Supervision:
    • Function as a Site Supervisor, leading homeowner and volunteer crews, during peak seasons and high volume Saturdays
    • Work as the Habitat liaison to the annual Builders Blitz
  • Supervisory Responsibilities:
    • Foster good relationships and maintain excellent communication with:

      • Homeowners
      • Sub-contractors
  • Physical Requirements:
    • Ability to climb ladders and scaffolding
    • Ability to work on roofs with a pitch up to 6:12
    • Ability to maneuver over uneven ground
    • Ability to stand, most, or all of any given day
    • Ability to work outside for extended periods of time during all months of the year  
    • Ability to lift at least 75 lbs. unassisted
    • Ability work in office environment as needed which requires ability to speak, hear, with the visual and manual dexterity to manage papers, reports, and typing.  Must embody the capacity to maintain the following for several hours at a time: use of personal computer or similar technology, phone, sitting as required

    • Must have a dependable personal construction vehicle that will be used for business purposes, that can haul construction materials
    • Habitat Charlotte Region-related tasks as requested by supervisor

Estimated Time Commitment: 40 hours/week

Service Week: Tuesday – Saturday, approximately 7:00 am-4:00 pm

Required Meetings: Weekly Construction, Operations and Department meetings

Personal Vehicle: Construction vehicle required
