Position:  Maintenance Supervisor

Classification:  Full-Time, Salaried, Exempt

Primary Reporting Relationship:  Operations Director

Secondary Reporting Relationship:  Executive Director of Operations

Position Supervises:  Maintenance Technicians, Seasonal Maintenance Staff, Day Porter, Contractors

Ministry Area:  Church Staff, Operations Team   

Interfaces:  Church, school, and preschool staff members, volunteers, and other stakeholders as identified and appropriate

Job Purpose: Under the general direction of the Operations Director and the Executive Director of Operations (EDO), and in harmony with the policies of Bay Area Church and School as well as Federal, State, and local laws and regulations, the Maintenance Supervisor develops and directs the programs of capital outlay (for maintenance and repair), maintenance, plant operation, and has general charge of the personnel working in this capacity. The Maintenance Supervisor evaluates the effectiveness of all capital outlays (for maintenance and repair) and maintenance plant operation programs and recommends necessary changes to the Operations Director.

Major Responsibilities: 

  • Assigns and supervises the training and work of all custodial and maintenance personnel
  • Prepares bid specifications for supplies and contracted maintenance for all building services to include,  but not limited to: H.V.A.C., Plumbing, Physical Security Systems, Electrical/Lighting Systems, Fire alarms, and other Life Safety systems
  • Secures public bids or quotations for the areas listed above; initiates purchase orders; oversees and inspects purchases, construction, and repairs; attends on-site meetings, and oversees project functions, plans, and schedules
  • Supervises all custodial and maintenance personnel tasks, including, but not limited to: inspections, preventive maintenance, repairs, and routine inspections of building infrastructure (such as walls, ceilings, doors, windows, hardware, and roof), as well as cleaning and care of floors, walls, bathrooms, and other areas.
  • Oversees and performs care of trees, lawns, and shrubbery, and removal of trash, debris, snow, and ice
  • Prepares and stores maintenance records
  • Requisitions all maintenance and custodial supplies and equipment
  • Implements and maintains inventory control systems to track utilization, identify loss and waste
  • Administers the Material Safety program.  Maintains all required Material Safety Sheets (MSS)
  • Anticipates and budgets for all major facility maintenance requirements and prepares an annual budget for the programs of capital outlay for maintenance and repair and plant operation to be presented to the Operations Director semi-annually
  • Prepares and presents reports as directed by the Operations Director 
  • Interacts with local officials regarding facilities and maintenance issues, including, but not limited to: Building Officials, Fire and Police Officials, and Health Department Officials
  • Discharge duties as a licensed Asbestos Control Inspector for Bay Area Church and Christian School, maintaining all asbestos-related records for the identification, control, and abatement of asbestos
  • Performs all other duties as assigned to assist the work of the school and church

 

Qualifications

Educational Qualifications:  High school diploma or equivalent required; college coursework or training in relevant field of study preferred; Directly-related experience in lieu of college coursework will be considered. 


 

Required Skills and Abilities:

  • Supervisory experience overseeing custodial and/or maintenance staff preferred
  • Basic working knowledge of H.V.A.C., plumbing, physical security systems, electrical/lighting systems, fire alarms, and other life safety systems, telephone, and security systems
  • Ability to clearly articulate Bay Area Church and School policies and administrative regulations to the general public

 

Required Licenses or Certification:

  • Valid Texas driver’s license
  • Commercial Driver’s License (CDL), or willingness to acquire license at BAC’s expense
  • Texas Asbestos Inspector and Management Planner license, or willingness to acquire license at BAC’s expense
  • Certificate in HVAC, building maintenance technology, or a relevant field preferred

  • Must be physically able to operate office equipment, including computers, copiers, phones, etc. 
  • Must be able to exert up to 50 pounds of force occasionally; up to 30 pounds of force frequently; and/or up to 10 pounds of constantly to lift, carry, push, pull, or otherwise move objects; perform repetitive motion, such as grasping, picking, pinching, typing, or otherwise utilizing finger dexterity
  • Regularly required to climb (including ladders of up to 15 feet), balance, stoop, kneel, crouch, crawl (including in narrow, confined spaces), reach, stand, walk, push, pull, lift, finger objects, grasp objects, feel objects, talk, and hear
  • Must be able to remain stationary and move around while performing work 
  • Must be able to regularly remain stationary at the computer, requiring repetitive finger movements and manual dexterity
  • Must be able to function in narrow aisles or passageways
  • Must possess the ability to observe details at close range required for viewing a computer monitor, preparing and analyzing data and figures, transcribing, and reading
  • Must possess the ability to perceive sounds at normal speaking levels with or without correction; possess the ability to receive detailed information through oral communication and to make discriminations in sound
  • Must possess the ability to express ideas using the spoken word to convey instructions to stakeholders accurately, loudly, and/or quickly
  • Activities occur inside and outside, and the worker is subject to both environmental conditions, including extreme cold below 32 degrees, and extreme heat above 100 degrees
  • Employee will be subject to noise, vibration, hazards, oscillating movements/vibrations. and atmospheric conditions, including one or more of the following: fumes, odors, dust, mists, gases, or poor ventilation
  • Employee will be subject to hazards, including proximity to moving mechanical parts, moving vehicles, electrical current, and exposure to fumes or airborne particles
